American Buyers and Sellers

Friday, April 21st, 2006

A good portion of the market we deal with involves either a Buyer or a Seller from the USA. In some cases both the Buyer and Seller are American. Many of the same questions are asked with each inquiry and in each transaction. To help with some of the initial FAQs please take a look at www.recreationland.net/faq.asp

Also, Deborah Humphreys (www.weilers.ca), a Lawyer who works with many non-resident Buyers and Sellers, has published two articles on Americans Buying and Selling property in Ontario. Give these a read and call any of us if you have any questions.

80 Pirvate Acres in Scoble Township south of Thunder Bay

Thursday, April 6th, 2006

We have just been notified that all the trees within this 80 acre parcel of land in Scoble Township are OWNED and NOT reserved to the Crown. Click here to view this property.

This is quite unusual, as most times either the pine trees or all trees are reserved to the Crown.

US Moose hunting in Canada without an outfitter/guide

Tuesday, April 4th, 2006

I was going over the 2005 Ministry of Natural Resources (MNR) Hunting Regulations, specifically in reference to a 28 acres property we have near the Prarie River and a 300 acres property on Long Lake. These properties are in the what is known as Wildlife Management Unit (WMU) 21A which extends from Nipigon to the Pic River, then North from Lake Superior to HWY 11. At close examination of the Hunting Regulations, it appeared that there is an open moose season for non-residents.

I called the MNR office in Nipigon to verify and they confirmed that there is in fact a season. In 2006, it will be from October 9th to November 14th. In this area non-residents can hunt moose without and outfitter or guide as per the MNR Huting Regualtion Guide for 2005 states: “Non-residents who are owners of land in a WMU that has an open season for non-residents and wish to hunt in that unit, may apply for a calf validation tag from the MNR office responsible for the WMU. (Non-resident landowners are not eligible to apply in the resident moose draw for an adult validation tag.) Non-residents who qualify under this exception and wish to apply for a calf validation tag must purchase a moose licence and, prior to the hunt, submit their application along with proof of property ownership to the District MNR office responsible for the WMU.” - 2005 MNR Hunting Regs. page 44. Also see Page 48 (note that there is no asterix or plus sign beside 21A).

There is also a black bear season for non-residents :) , however there is no deer season. :(

So for all you moose hunters looking to get your moose this year, pick up a piece of land in WMU 21A and put your name in for the moose draw. And if you are looking for property to build a hunt camp, check out these two awesome properties.

This Blog is created to bring to you some of the knowledge and experiences we have had working with Buyers and Sellers of recreation property.

With a combined 50 years experience in Real Estate sales , Elio’s 28 years of real estate sales plus 24 years experience as an accredited Appraiser, Jim’s 20 years of real estate sales and 30 years as a teacher, and David’s ten years in IT as a Programmer/Designer/SEO/all-around-webguy, we bring knowledge, experience and technology to you.

For the last ten years we have been focusing on Recreation Real Estate and vacant land sales in Northern Ontario, with a strong consumer market in the Unitied States.

When it comes to promoting properties, we do more than list them, or put them on the MLS. We go to each one and experience it. Along with our briefcase and paper work, we bring our fishing rods, digital cameras and Garmin GPS. We not only bring our lunch box to work, we bring our tackle box.

When we promote your property, we utilize as much technology and resources to bring to the consumer as much information on the properties as possible.

This Blog is for both the Buyer and the Seller, whether you live in Canada or the Uniteds States.
