ENJOY LAKE TROUT AND BROOK TROUT FISHING

You can drive to this cabin or fly to the lake and taxi to the beach below the cabin. YOUR CHOICE.

Located only 12.5 kilometers west of Schreiber Ontario and 3.8 kilometers north on a gravel road.

We feature a cabin that was built in two stages.
The older section which is on the ground level and has the sitting area, cooking area and a wood stove was built in the mid 70’s and the second section built in the mid 80’s is a two storey addition. This addition has a large common sleeping area and a sitting/observation area on the second level.

The sleeping section can easily accommodate 4 to 6 persons..
Total living space is about 1,040 feet.
There is a large wooden deck at the front of the cabin.

The cabin is wired for generator.

Pretty much everything in the cabin comes with the cabin other than some personal effects that the seller will remove.

Included are a propane stove and fridge, wood stove, oil fired stove, a recent oil tank, all furniture and bedding, pots and pans and dishes etc.

Also included is a 3500 watt Honda generator that is about 4 years old and has less than 150 hours on it and an older 6 horsepower Evinrude outboard motor that is in running condition.

Driving distance to the cabin and the lake is only 3.8 kilometers north from highway 17.

Fly in as the lake is plenty big enough.

This cabin sits on 0.50 hectares (1.23 acres) of Crown land that is held by an LUP
( otherwise known as a Land Use Permit ).
The cost of the permit is $420 for a period of one year
This permit is renewed on an annual basis with the MNR ( Ministry of Natural Resources )
The permit is transferable to a new buyer.

There are ONLY A TOTAL OF THREE PERMIT HOLDERS ON THIS ENTIRE LAKE !!

The cabin sits about 200 feet back from the lake.

As mentioned earlier, there is a road leading right to the cabin.
The road ends at the lake about 200 feet from the cabin.

At the end of the road ( about 200 feet from the cabin ) is a beautiful sand beach.
You can launch your boat from the beach.

The bay that is in front of the cabin is surrounded by picturesque rock cliffs (see the pictures).

THIS IS BEAUTIFUL COUNTRY !!
Lots of sand and gravel all around.

We saw plenty of animal tracks around, like moose and deer tracks.
There were even some moose tracks on the sand beach.

Plenty of small game like grouse and rabbit in the area.

This is also BLACK BEAR country. There are lots of them in the area.

Located in Wildlife Management Unit (WMU) 21A

SOX LAKE
THIS IS A CLEAR WATER LAKE
The lake is about 200 acres in size
It has a perimeter shoreline of about 24,000 feet (about 5.5 miles)
Length of the lake is 2.2 kms or 1.4 miles.
The lake has a maximum recorded depth of 156 feet
This lake is known for its LAKE TROUT and BROOK TROUT fishing.

Take your canoe and paddle a very short distance east on the creek to Antler Lake and fish for BROOK TROUT (speckle trout).

Want to fish for SMALLMOUTH BASS ? take a very short portage to the west and fish in McLean’s Lake.

THIS IS THE PERFECT LOCATION FOR BOTH FISHING and HUNTING !!
