THE PRICE IS RIGHT
IT’S A GREAT INVESTMENT
Located just northeast of the Town of Matheson, Ontario we offer this wooded 41.7 acre parcel of land. This Township is within the Corporation Of The Township Of Black River-Matheson.
Loaded with good timber.
This is an ideal investment property for someone wanting to harvest timber in the next 5 to 10 years.
Within a ¼ mile of the property are thousands of acres of Crown land. That you can hunt on, explore , and go fish Salve Lake and the numerous creeks.
Access to the property is quite good. Go East of Matheson on Hwy 101, north on the Diamond Road for 3 ½ kilometers (2.1 miles), east on the Copper Road East for 6 kilometers (3.7 miles). All this by regular vehicle.
Then you come to the ATV trail (or winter road by snowmobile). This trail is 6 kilometers long (3.7 miles) and takes you to the north part of the property.
Imagine the fun and thrill you’ll have in winter by snowmobile or in summer by ATV exploring the country side and the Crown land.
Just think of the fun you’ll have hunting this area. THIS IS MOOSE AND BLAK BEAR COUNTRY.
The small game hunting for grouse and rabbit is great in this area.
The zoning on the property is RURAL. Because the property does not front on a municipally maintained road, the zoning only allows the building of a “HUNT CAMP”. The hunt camp cannot be larger than 430 square feet. That’s large enough to build a decent hunt camp and easily sleep 5 to 6 people .
The Wildlife Management Unit (WMU) this property is located in is WMU 28
The Town of Matheson is only 18 kilometers (11 miles) southeast of the property. There is a hospital in Matheson that provides 24-hour emergency care. Matheson provides a great variety of goods and services. It is also the administrative centre for the Township of Black River-Matheson. Local business occupations are involved primarily in small businesses such as: a drug store with Pharmacy, two banks, grocery store, two convenience stores, a gifts and sundries store, hardware store, a feed supplies store, two service stations, two auto parts outlets, hotel, restaurants, liquor store, museum, a number of mining, logging, lumbering and farming operations and a beautiful golf course all help to create a sense of community pride amongst our residents.
Often referred to as the “Outdoor lover’s delight”, the community of Black River – Matheson (BR-M) is located on Highway No. 11 and lies 56 km Northwest of Kirkland Lake, 65 km East of Timmins centre and 300 km north of North Bay, in the District of Cochrane in the northeastern part of Ontario.
The Town of Matheson was amalgamated with the surrounding town sites of Ramore, Val Gagne, Holtyre and Shillington, along with many outlying townships approximately 30 years ago to form a new municipality known as the Corporation of the Township of Black River-Matheson. The population of Black River- Matheson is approximately 2,900. The Town of Matheson is the largest of the town sites and is located in the centre of the Township.
