File 16 - 80 Acres on the Pine River South of Thunder Bay, Ontario
$28,000.00 US
Only 15 minutes north of the USA/Canada border crossing at Pigeon River between Ontario and Minnesota.
Located in Crooks Township of the Municipality of Neebing, this unique property has private gated road access which it shares with 3 other property owners.
This private road is a three season road as it is not opened during the winter (snow) months.
There are three sections to this property. About 10 acres are to the south side of the private road. This portion of the property backs onto a small mountain. It is relatively level with the rear portion sloping up to the mountain. Approximately 35 acres are south of the Pine River. This portion also has frontage on the Private road. The terrain is terraced down to the river. When you get close to the river the back has a sharp slope of about 60 vertical feet down to the river. There are a number of nice building locations on this section. The rest of the property, about 35 acres is on the north side of the Pine River. We’ll call this the back portion. This back portion has no road access to it. A private road does come pretty close but it is on private property. You would have to get that property owners permission to cross his land. This side has an easy slope to the river. The bank is only about 10 feet above the river.
It appears that the mature timber was harvested about 15-20 years ago. There is lots of newer growth within 10-25 feet tall. A ring of trees were left along the southerly slope of the river to prevent serious soil erosion.
The Pine River and Steelhead Fishing. Another of the area's mystery rivers, the Pine's steelhead are ignored. For the most part, the river is slow, but there are several short rapids and an impassable falls below the bridge on Highway 61. Private property borders much of the river, although it's accessible by boat from Lake Superior. Unfortunately, erosion, siltation, and countless beaver dams on its headwaters have taken a toll on the fishery. It's not what it was, but it still has a good run of steelhead. As is the case with most of the streams southwest of Thunder Bay, the steelhead run usually gets going here in late April and is pretty much done by the first week of May.
The Pine River and Speckle Trout (Brook Trout) Fishing. The Brookie’s are there. You just have to look for them. There are countless pools along the river that have brookies in them. This time of year (July) the river is low and slow but there are some large deeper pools.
The Municipality of Neebing is located within the District of Thunder Bay in Northwestern Ontario. The Municipality extends southward to the international border between Canada and the United States at Grand Portage, Minnesota. Highway 61 connects Neebing with the City of Thunder Bay and the United States and is a major highway that traverses through the Municipality in a north/south direction The land uses in Neebing are considered to be rural in character and consist primarily of rural residential uses, agricultural uses, forestry uses and recreational residential uses.
The current population in the Municipality of Neebing is estimated at 2,010 persons.
