We are offering this 80.75 acre parcel of land for sale in Marks Township, west of the City of Thunder Bay. Property size is ½ mile x 1/4 mile.

Surface and mineral rights come with the property.

Crown land adjoins the property to the west and to the east.

The property has a fairly deep creek that flows into a 20 acre lake immediately to the south. (Approximately 200 feet).
The creek can accommodate a small boat or canoe to access the lake.
Some locals refer to this small lake as “EYE LAKE”.
Apparently the lake has Speckle Trout (Brook Trout) in it. Most of the local creeks have “Brookies” in them.

The terrain of the property rises approx 30 meters (approx 98 feet) from the southerly boundary of the property to the northerly boundary. The southerly boundary has a small marsh near the creek area and just immediately north of the small lake.

A “blowdown” was experienced in the general area some 6 to 8 years ago and many of the taller trees were broken off (provides plenty of firewood) though there is plenty of forestation of smaller trees.

The seller states that somewhere on the property there is an outcropping of amethyst rock. His father had found it and brought many samples home to the U.S..

We have included ariel photo’s taken in 2004 that show the dirt road that turns off the Boreal Road.
This dirt road comes to within approx 1,600 feet of the easterly property line . You can get a permit from the Ministry of Natural Resources to construct a road into the property through the Crown land.

There is plenty of small game throughout the whole area, as well as moose and black bear.

Marks Township is an unorganized Township. There is no zoning on the property. No building permit required.

There are no services to the property, such as electrical power, running water or sewer.
The dirt road is a seasonal road. Access to the property in winter would be by snowmobile only.
The Township does not maintain the seasonal road.

If someone wants a larger property, we also have the 80.75 acre property to the immediate north of this property for sale at the same price. Both properties would total 161 acres.
