File 23 - 95 ACRE REMOTE PONDEROSA
$20,000.00 CDN THIS IS FOR THE CANOE ENTHUSIST!!
We Offer this 95.4 Acre property with the Benson Creek flowing through the westerly portion of the property.
WATER ACCESS ONLY VERY PRIVATE AND REMOTE
Access to this property is by water access only.
Located in Hearst Township, just southwest of the water body known as Larder Lake and only about 6 miles (9 kms) south of the Town of Larder Lake.
The property has a total size of 95.4 acres. The property is wooded with a mixed forest that is mature.
The Benson Creek flows through the westerly half of the property, and this creek provides the only access to the property. The creek is on average anywhere from 16 to 30 feet wide with 9 beaver dams and large ponds on the way to the property. Depth of the creek varies from 3 feet to 12 feet deep in many places.
Highway 824 is the main access road, turn onto a dirt road for a mile and place your canoe or boat into the water ( we used a 12 foot boat with a 5 hp motor). We went down the creek for about 3 miles, crossing over 9 beaver dams. This meant moving the boat about 5 feet over each beaver dam and continuing on the creek until the next beaver dam (a canoe would have been much easier).
Brook Trout (Speckle Trout) can be found in the creek.
ALL TREES ARE RESERVED TO THE CROWN MINERAL RIGHTS ARE NOT OWNED.
CROWN LAND BORDERS THE PROPERTY TO THE SOUTH, EAST AND WEST OF THE PROPERTY.
The rugged beauty of the surrounding wilderness and waterways await the enthusiast.
Plenty of game was seen and there are moose tracks all over the place.
Located on the north shore of Larder Lake, in Northeastern Ontario, the Town of Larder Lake is approximately 15 kilometers west of the border of the province of Quebec. The local terrain varies from hilly to flat, mostly wooded with coniferous forests, and dotted by numerous lakes and streams. The land formation known as "the height of land" runs through the area. Waters north of the height of land flow north into Hudson Bay and waters south flow into the Great Lakes system.
Larder Lake offers a friendly, small-town atmosphere that is inviting to young and old alike. The lakefront location of the town and unique Northern charm combine to create a community which is the perfect alternative to the hustle and bustle of city life. Local residents enjoy a variety of services and amenities which make this area an ideal place to call home.
In addition to some of the region's best hunting and fishing, there are excellent recreational opportunities for those who enjoy hiking, water sports, skiing and snowmobiling. There are numerous trails and old logging roads in the immediate area, for riding ATVs and off-road vehicles. As spring leads into summer, don't miss the infamous opening of walleye/pickerel fishing season. Friends and families flock to their cabins to open them up for the coming summer, and to catch some of those delicious walleye /pickerel.
The Larder Lake area also becomes the domain of the hunter.
The area forests are blessed with an abundance of wild game, from partridge and rabbit to bear, and of course, moose.
With an average of 289 cm (9.25 feet) of snowfall per year, the Larder Lake area is the ideal getaway for the winter adventurer. Beat with winter "blah's" with some great winter activities: Snowmobiling, skiing, and ice fishing enthusiasts are certain to have a great time.
Bring your snowmobile to the Larder Lake area. We promise you won't be disappointed!
The scenery is spectacular, and due to the tireless efforts of the local snowmobile club, our trail system is as smooth as our highways. Joining the Ontario and Quebec Provincial Trail Systems, snowmobile trails in the Larder Lake area promise hours of enjoyment for the beginner and touring rider alike. As a part of the Trans Ontario Provincial (TOP) trail system, local trails are groomed regularly to ensure the smoothest possible riding conditions. We are within an easy one day ride to Timmins, North Bay, and a number of communities in the province of Quebec.
Winter anglers can experience some of the best ice fishing in the province! Local lakes offer the most popular varieties of game fish including Lake Trout, Pickerel (Walleye) and Northern Pike. Ski enthusiasts have plenty of options in the Larder Lake area! For cross-country enthusiasts, there's nothing like a tranquil day in the spectacular scenery of Northern winter woods.
