Access to the property is by a dirt road that is off Highway 11.
This road crosses the property so that the adjoining property owners to the west can access their properties.
A seasonal dirt road also goes into the property and this road is accessible in only DRY SUMMER MONTHS.
Otherwise access would be by water. Launch your boat on the Mattagami River and then into the Mistango River. A short boat ride that is very pleasurable.
The CN railway and the Trans Canada Pipeline also cross the property midway.
The rear portion of the property (about 20 acres) ( the north end ) is a little low in places but the southerly half to the river (about 40 acres) is nice and dry. This terrain is gentle rolling terrain.
The property has a nice gentle slope down to the river.
The width of the river in front of the property is about 400 plus feet. The channel is quite deep.
There are some open fields , some forested areas AND some really nice building spots along the riverfront of the property.
The property is bordered on the east by Crown land and on the north by Crown land.
From the front of the property you can boat east for 2 miles (3.2 kms) and you reach the Mattagami River.

WHERE IS SMOOTH ROCK FALLS ?
Established in 1929, Smooth Rock Falls population 1,473 persons is a safe, friendly, bilingual community to live and raise a family, as well as retire.
The municipality is well known for its excellent variety of recreational facilities and sporting events.
The town lies on the Mattagami River and on Highway 11; on Highway 11, the next full-service towns in each direction are Cochrane, about 59 km (37 mi) to the east and slightly south by road, and Kapuskasing, about 65 km (40 mi) to the west and slightly north. Highway 634 connects Smooth Rock Falls northward with the tiny community of Fraserdale, and Highway 655, starting in Driftwood east of Smooth Rock Falls, provides easier access to Timmins, the dominant regional centre, about 102 km (63 mi) south by that route.
The town is served by the Ontario Northland Railway for freight service, and by Ontario Northland passenger buses.
The Smooth Rock Falls Hospital provides access to primary care for the local and the neighboring communities. It provides a 24-hour access for emergencies.
