File 66 - OWN YOUR OWN LAKE
$195,000.00 CDN
Every once in a blue moon we get the opportunity to sell a unique property.
Unique can mean anything that is different from the norm.
In this case, what makes this property unique is what you get, the ease of access and the location.
WHAT DO YOU GET? You get 160 acres of land. You get most of a lake (about 95%) that is pretty well inside the property. You get road access right into the property and right to the shore of the lake. You get a good road that was constructed this fall into the property. A road that you can drive onto with a car or minivan. You get a building site on the shore of the lake that was cleared and leveled this fall. You get a large building site that is ready for you to build your cabin on. You get a beautiful property in an UNORGANIZED TOWNSHIP where you don’t need to get a building permit to build your hunting cabin or summer cottage.
EASE OF ACCESS From Highway 101 you get on a good gravel road that takes you on a newly constructed gravel road which takes you into the property and onto the building site on the shore of this lake.
LOCATION Only about 35 minutes northeast of the City of Timmins, Ontario. Located in southeast corner of Tully Township. YEAR ROUND ROAD ACCESS FOR THE FIRST SEVEN MILES (11.2 kms). SEASONAL ACCESS in the NON WINTER MONTHS for the rest of the road.
THE PROPERTY 160 acres in size. A portion of the property had the mature timber harvested in 2011. A good reserve of trees were left around the lake. Soil is a mix of sand and clay. SURFACE RIGHTS ONLY. Surrounded by CROWN LAND to the east, west and north of the property. Many thousands of acres of Crown Land to hunt on. Quite a few lakes in the area to fish on. TREE RIGHTS other than the pine trees come with the property.
THE LAKE The lake has a surface are of about 35 acres and a perimeter shoreline of over 6,000 feet. The deepest part of the lake is about 14 feet. Average depth of the lake is between 8 and 10 feet. Is there fish in the lake? We don’t know, but area maps indicate that the nearby lakes have northern pike and some have brook trout in them. There is a creek that flows out of the lake in a westerly and then northerly direction into a huge beaver pond at the northwest corner of the property and then continues north into the Buskegau River.
So, if you want privacy, want your own lake, want a wonderful hunting property, want a place where you can build your cabin and create memories for your children and grandchildren THEN THIS IS THE PROPERTY YOU SHOULD BE LOOKING AT!!
