Klotz Lake cabin
$47,000.00 US THIS IS A REAL DEAL !! A REAL OPPURTUNITY !!
We are offering this prime opportunity to purchase a cottage lot with TWO buildings on famous Klotz Lake. Klotz Lake is approx 30 miles east of the Town of Longlac on Highway 11.
On the property is a cabin that is 16 feet x 16 feet in size. AND... a sauna building with extra bedroom and large deck by the lake.
The buildings are very basic, the main cabin is of frame construction, vinyl siding on the exterior, interior walls are unfinished. The sauna building has a plywood exterior, plywood floor, asphalt shingles on the roof. Both buildings are approx 11-12 years old.
They are not the TAJ MAHAL, but a roof over your head while you build the cabin you always wanted. Both buildings are in good condition.
The property has a small gentle slope down to the lake. Size is approx 0.7 acres (almost 3/4 acres) and frontage is 127.63 feet at the front and 125 feet at the road.
The shoreline is sandy. In fact the sand goes out approx 30 feet into the lake. There are some weeds out in front.
The property is accessed by the Flint River Road, and is the last lot in this subdivision on the north side of the lake (see map).
The road is open year round and there is electrical service on the road. Major shopping and medical facilities are in the Town of Longlac.
Klotz Lake has a surface area of approximately 2,000 acres, a perimeter shoreline of over 85,000 feet.
It is 6 1/2 miles long and averages 3/4 mile wide.
Klotz and Flint Lakes are famous for walleye and northern pike, in addition to perch and whitefish. This property is in close proximity to over 20 other lakes in the area so in addition to walleye and northern pike fishing, there is excellent fishing for lake trout, splake, and brook trout in the area. Some lakes are more remote than others so have your base cabin at Klotz Lake , go exploring and have a different adventure every day.
LIKE TO HUNT ? This property is located in Wildlife Management Unit (WMU) 19
If you like to hunt small game , the Ruffled Grouse, Spruce Grouse and Sharptail Grouse are enormously abundant in this part of Northern Ontario. Hunt along the many logging roads and trails around this property. Our grouse are not nearly as "skittish" as the grouse further south. It is not unusual to be out for only an hour or so and bring back your daily limit of each species. Many times we have to get out and "shoo" them away from our vehicles.
Grouse tops the menu list around here in the fall and with such an abundance of them, it is nearly impossible not to go home with your limit! Don't forget, there are also varying hare (snowshoe rabbits) that can also be hunted.
Like to hunt Black Bear ? Hunting the black bear is one of the most thrilling big game hunts in North America. The powerful and crafty black bear, with its keen sense of smell will excite even the most stalwart of hunters as he approaches your bait. There are plenty of these guys around here.
Hunting the noble moose - the undisputed king of the northern forest, is a thrill of a lifetime. The largest of the deer family, these regal animals often weigh in excess of 1,000 lbs. You can hunt the numerous lakes and river systems around this property, as well as the logging roads and trails.
AT THIS PRICE, THIS PROPERTY IS A DEAL OF A LIFETIME !! DON’T MISS OUT !!
