101 ACRES ON THE BLACK RIVER   $32,000.00 CDN

This is a beautiful 101 acres property with river access in Northern Ontario approx. 7 hours drive north of Toronto or less than 3 hours drive North of North Bay.
The property is located in Northern Ontario west of the village of Val Gagne , and north of the Town of Matheson, AND right on the banks of the Black River.

Located in Carr Township which is within the boundary of the Corporation of Black River-Matheson.

The whole area is in a setting of forests, lakes, wilderness, rivers and solitude.
It has obvious potential for hunting, fishing, cottaging, camping and snowmobile trails.
Wildlife includes moose, bear, deer, wolf, fox, rabbit, beaver, loon, grouse, ducks, geese.

In front of the property is the Black River ( excellent walleye fishing ), a tributary to the Abitibi River, with excellent fishing and canoeing possibilities.

Within 40 km-s are Lake Abitibi and the Abitibi-DeTroyes Provincial Park.

The towns of Iroquis Falls, Cochrane and Kirkland Lake are within 50 km radius.
Timmins and the airport is approx. 80 km-s (50 miles) away.

This property comes with BOTH SURFACE AND MINERAL RIGHTS.

Most of the property is on the east side of the Black River. This portion is about 89 acres in size.
The frontage on the Black River on the east side is about 6,000 feet.
The mature timber on this larger portion was harvested in the winter of 2007.
What remains are the smaller trees and some fairly large fields and meadows.

The southwest portion of the property is on the west side of the Black River and is about 12 acres in size. This portion has about 1,600 feet of frontage on the river.
This 12 acres has NOT HAD the timber harvested and remains mostly tree covered.

The Black River has created a natural severance of these two portions and if the smaller portion is surveyed and given a reference plan registration it could be sold and you retain the larger portion.
OR keep the smaller portion and sell the larger portion. OR keep one portion and give the other to the kids. All kinds of possibilities !

Access to the property is RIVER ACCESS ONLY, there is no road access.
You can get to the property from two directions, there is a boat launch at Wabbler Creek just 3 miles west of the Village of Val Gagne. This would be a boat ride of 2.1 miles ( 3.3 kms) to the property.
The other boat launch is at the Town of Matheson, which is south of the property. This boat ride would be 5.7 miles ( 9 kms) north to the property.

If you like to boat, canoe, kayak or fish, and YOU WANT PRIVACY, then this COULD BE CALLED HEAVEN !!

Often referred to as the “Outdoor lover’s delight”, the community of Black River – Matheson (BR-M) is located on Highway No. 11 and lies 56 km Northwest of Kirkland Lake, 65 km East of Timmins centre and 300 km north of North Bay, in the District of Cochrane in the northeastern part of Ontario.
The Township is bound on the West by the City of Timmins, on the North by the Town of Iroquois Falls and on the South and East by unorganized territory.

The Town of Matheson was amalgamated with the surrounding town sites of Ramore, Val Gagne, Holtyre and Shillington, along with many outlying townships approximately 30 years ago to form a new municipality known as the Corporation of the Township of Black River-Matheson.

The population of Black River- Matheson is approximately 2,900. The Town of Matheson is the largest of the town sites and is located in the centre of the Township.
There is a hospital in Matheson that provides 24-hour emergency care.

If you enjoy being out in the woods surrounded by trees and snow, the Township has some of the best groomed trails in the north - great for riding with family and friends. With more than 250km of trails between our three Snowmobiling clubs, you'll have to come and see it and experience the ride for yourself. The feedback we get from our riders is always positive and the best we've heard is that our trails are like a "snow highway".

Travelling from Matheson is conveniently arranged at the local train and bus station. Air travel is available via the airport in Timmins.
