sold
42 ACRES ON THE ABITIBI RIVER   $60,000.00 US

Do you feel that need to slow down, relax and enjoy the great northern wilderness ?

Ever wanted to own a piece of prime land located on a large waterway away from the hustle and bustle of everyday fighting traffic and having people all around you ?

Do you want that special piece of land that you can build your cabin on and just get away from everyone so you can enjoy the quiet moments, enjoy nature and do what you please , when you please ?

THEN, you want this property.

Imagine owning this property on the Mighty Abitibi River.

The property has two parcels, the main parcel is over 41 acres in size.
It has over 4,600 feet of shoreline on the Abitibi River.
The second parcel is divided from the main piece by a bay off the river and is a little over an acre in size and has a shoreline of over 560 feet.

The property is fully wooded, and relatively level.

There are numerous building spots along the shoreline. Just pick a location.

On the section of the Abitibi River where the property is located on, there are two other waterways that flow into the Abitibi. These are the Mistango River and Edwards Creek.

You can boat up the Mistango River for over 17 miles (28 kms) and you can boat up the Edwards Creek for over 10 miles (16 kms) Both waterways are large . The Mistango ranges from 1,300 feet wide to 350 feet wide. Edwards Creek is just about the same.

Both surface and mineral rights come with the property.

Explore the rugged Abitibi River System right from your front door of your property.

It is only 19.5 miles (31.5 kms) by boat to Lake Abitibi.

Enjoy the thrill of hooking a large walleye or monstrous northern pike off the shore of your very own property, hike on wilderness trails, go sightseeing on the river and spot a moose or a bald eagle or hear the call of the loon while birdwatching.

Absorb the tranquility of life on the river.

On your own, you will have the freedom to explore new territory, go where you want, when you want - without deadlines to meet!

Access to the property is by boat.

From the Town of Iroquois Falls, go to the Twin Falls Marina and then it is only 4.5 miles along the river to the property.

Twin Falls Marina is located 8 km. ( 5miles ) East of Iroquois Falls. The road is gravel but is generaly in very good condition and easily traveled.

This marina is the only marina on the Ontario side of Lake Abitibi and the Abitibi river.

The Abitibi River waterway was used during the fur trade days to access Moosenee from Montreal.

Lake Abitibi is 25 miles from Twin Falls.
The lake is 65 miles in length and several miles in width.
Lake Abitibi is Ontario's 4th largest lake, and it is highly underfished and produces some massive trophy Walleye and Monstrous Northern Pike and Jumbo Perch.

The Abitibi River is a river which flows northwest from Lake Abitibi to join the Moose River which empties into James Bay. This river is 540 km long.

It passes the town of Iroquois Falls, Ontario, which was named after the nearby falls on the river.

Iroquois Falls is a small town in Northern Ontario, Canada with a population estimated at 4,729 (2006).
Everything you will need can be found in town from building supplies to groceries.
