This is one of the very few privately owned properties on this section of the Abitibi River. It’s quite rare that any property comes up for sale and this is one of the few we have seen in recent years.
Located in TEEFY Township just east of the Town of Iroquois Falls, Ontario. Teefy Township is an UNORGANIZED township. NO BUILDING PERMITS !!
The property is on the east side of the Abitibi River, above the High Falls Dam.
The property consists of land above the waters of the existing Abitibi River and lands under the existing river down to the old original river bed. Above the water are three portions of the property that are separated by water (see the maps).
The three parcels are a good size and each have several nice building spots to build your cabin/cottage on.
A family of three can buy this property and each will have a nice parcel of property and each can build their cabin and enjoy privacy from the others.
If three friends purchased the property, they could do the same thing.
We have identified the three parcels of this property (see the maps) and they are as follows; Parcel 1 has a size of about 2 acres and a shoreline of about 1200 feet of shoreline on the river. Parcel 2 has a size of about 7 acres and a shoreline of about 1900 feet of shoreline on the river. Parcel 3 has a size of about 3 acres and a shoreline of about 1000 feet of shoreline on the river. The property is forested with mature timber of a mix of large poplar trees, spruce trees and birch trees.

Access to the property is by water access via the Abitibi River upon which the property fronts on.
There is a marina and a public boat launch at the Twin Falls . From the boat launch it is only a half mile to the property.
The marina and the public launch are located 8 kilometers (5 miles) east of the Town of Iroquois Falls.
The road from Iroquois Falls to the river is a good gravel road that is easily travelled and in good condition. The road is open year round.
Locals tell us that the fishing on the Abitibi River is second to none. Visiting the river and being at the public boat launch and seeing the fishermen launching their boats sure do support that claim. When we were at the landing we met fishermen from the U.S. and many from Southern Ontario as well as the locals.
The Abitibi River is a river in northeastern Ontario, Canada, which flows northwest from Lake Abitibi to join the Moose River which empties into James Bay. This river is 540 kilometres (340 mi) long. The river was an important fur trading route for the Hudson's Bay Company. It passes the town of Iroquois Falls, Ontario, which was named after the nearby falls on the river. The name comes from an Ojibwa tale about an invading Iroquois war party who were sent over the falls by their Ojibwa captives.
Explore the rugged Abitibi River system all the way to the 931 square kilkometer Lake Abitibi. Lake Abitibi lies across the Ontario-Quebec border.
Abitibi Lake is approx 40 kilometers (25 miles) from Twin Falls. The lake is 65 miles long and several miles wide. It is a huge fishery.
You can get from the property all the way to Lake Abitibi. Many maps show that there are a waterfalls at Couchiching just before the lake, but that is not the case. You can get to the lake and enjoy wonderful fishing.
Just imagine the adventure you’ll have tracing the old fur trade route from the property to the lake.
Fishing Species include Walleye, Northern Pike and Yellow Perchboth in the river and the lake.
