Kennedy Township is an unorganized Township so there is no building permit required.

The ATV trail/road is about 3 ½ kilometers long and starts at the end of the Glackmeyer Concesion 2 and 3 road.

This trail/road runs along the concession road allowance so NO ONE CAN STOP YOU ACCESSING YOUR PROPERTY.

In dry summer months you can almost reach the property by 4 x 4 truck.
At some later date and as a landowner has time the trail/road could probably be improved to allow for better driving access.

A 150 acre parcel of Crown land adjoins the property to the west.

There are some very nice potential building locations within the property along the riverfront.

The property is relatively level throughout and then slopes down to the Abitibi River.
The drop down to the river is fairly gradual. Total drop is about 15 feet down to the river.

There are no services to this property. If you build your cabin we suggest you go with GREEN POWER such as solar or wind or a combination of both with a back up generator.
Water would have to be either a drilled or a dug well or brought in containers.
Sewage disposal would be by an outhouse or install a septic field which would require a permit from the Ministry of the Environment (no big deal).


The TOWN OF COCHRANE is to the west of the property about 9 kilometers (about 5 1/2 miles).

The hunting unit the property is located in is Wildlife Management Unit (WMU) 27

There is a deer hunting season in WMU 27 and the non resident season is from Oct. 12 to Nov. 15 (the same as the resident season) NON RESIDENT LANDOWNERS MAY HUNT WITHOUT A GUIDE OR AN OUTFITTER WITHIN THIS UNIT.

There is a black bear hunting season in WMU 27 and the non resident season is Aug. 15 to Oct. 31 (the same as the resident season) NON RESIDENT LANDOWNERS MAY HUNT WITHOUT A GUIDE OR AN OUTFITTER WITHIN THIS UNIT.

There is a moose season in WMU 27. Non-residents who are owners of land in a WMU that has an open season for non-residents and wish to hunt in that unit, may apply for a calf validation tag from a ServiceOntario Centre. (Non-resident landowners are not eligible to apply in the resident moose draw for an adult validation tag.) Non-residents who qualify under this exception and wish to apply for a calf validation tag must purchase a moose licence and, prior to the hunt, submit their application along with proof of property ownership to a ServiceOntario Centre. Where a property is owned by more than one person or by a corporation, only one calf validation tag will be issued. The season is the same as the resident season.

There is a small game season in WMU 27 and is open to non residents.
