The cabin is 40 ft x 24 ft in size, but with the deck, it measures an impressive 48 x 32.
Built in 2010, the cabin sits on techni post I-beams, all pressure treated 2" x10" floor joists on 12" centers, fully insulated floors.
NICE WARM FLOORS!
The day we visited, it was -28 C with a wind chill of -35 C and we were in our stocking feet.
VERY COZY!
Outside walls are 2" x 6" construction with 10' ceilings.
Roberge, vinyl flip down windows, 36" doors throughout, wood stove, with an approximate burn time of 48-64 hours, maintenance free metal roof.
The plumbing for the kitchen and bathrooms have been roughed in for the new owner to personalize to their tastes.
Electricity is provided for by a generator, with all certificates of inspection included.
Inspections for the wood stove, as well as building inspection reports also included.
There is no well or septic at this time, but quotes from contractors for both jobs are included.
There is also a smaller guest cabin, if you will, 16 x 16 feet in size, as well as a 19 ft travel trailer, with an 12 x 12 ft addition, also on the property.
The guest cabin is not yet finished, but again, you can finish to your taste.
The travel trailer is further up the river, overlooking a large set of rapids in the river.
Beautiful, quiet, peaceful location.
Groomed trails throughout the property, approximately 4-5 kilometers worth, are a joy to stroll down.
Wildlife seem to think so as well.
You never know what you will see.
Take walk down to the river, or just meander through the woods.
Beyond the property, to the north, the old road continues for over 30 miles of crown land that you could enjoy.
Owner states fishing along the river is excellent with many access points to the river.
Walleye, northern pike, and smallmouth bass can be caught.

Moose hunting as well, fabulous.

Small game hunting very good as well.
This is Wildlife Management Unit 24.
This is YEAR ROUND HEAVEN!
This area prides themselves on having some of the most awesome snowmobile trails anywhere.
Use this as a drop off point for sledders for a day of adventure of riding groomed trails, then head back to the cabin for a hot sauna and a night of star watching by a roaring fire.
All of your supplies can be had in the village of Mattice, a mere 6 kms away.
Mattice is a small community, located on the Highway 11 corridor, west of Kapuskasing (66kms, 41 miles),and east of Hearst,(30 kms, 18 miles).
