ABOUT THE PROPERTY

THIS IS A REMOTE ACCESS HUNTING PROPERTY!

Then property is mainly high flat land.

At best it may be described as a rolling type of terrain.

The soil has clay mixed in.

There is a nice active beaver pond on the property and this pond is home to a family of beavers and their beaver lodge.

The pond is about one and a half acres in size (see the pictures).

The southwest corner of the property is a very short 118 meters or 387 feet away from the Mountjoy River.

At this point the river averages from 38 feet wide to about 45 feet wide.

Make yourself a trail to the river and leave a small 12 foot boat to go fishing on up and down the river.

Don’t want a small boat then use a canoe or a kayak and have fun fishing.

The northwest corner of the property is even closer to the Paradis Creek.

The distance from the corner to the creek is only about 45 meters or about 147 feet.

Fish this creek for Speckle Trout.

The property is zoned RDRU

PERMITTED USES

Since this property DOES NOT FRONT on a municipally maintained road then the Municipality limits what you can build .

You are allowed to build what is commonly referred to as “A HUNT CAMP”.

The definition of a hunt camp is that it can have a floor area NOT EXCEEDING 500 SQUARE FEET and you cannot live there permanently.

 

THE TREES

The trees are approximately 30 years old and are mainly Poplar Trees mixed in with Spruce Trees and Balsam Trees.

 

SURVEY

The property is made up of two mining claims, P22443 and P22444.

When we did a patent search of the property we located the two original surveys done by Ontario Land Surveyor J.A. Lonergan.

The date of the surveys are October 07, 1944.

We have included copies of both these surveys in our pictures and mapping section.

 

ACCESS TO THE PROPERTY

There are two ways to get to this property.

The two different ways include driving a truck for a distance, then an ATV /ARGO and maybe a boat.

In winter then the use of a snowmobile.

The FIRST WAY

is from the west side of the City of Timmins.

This way entails driving a distance by truck and then parking your truck and then going by ARGO (the preferred method of travelling) as this way means that you will have to go for about 1.5 kilometers up the Mountjoy River.

Since an ARGO is amphibious then you don’t need to bring a small boat or canoe.

Or, of course, you can bring a canoe or a small boat.

This way to get to the property is more exciting and full of adventure.

 

The SECOND WAY

is by an old EXISTING TRAIL that is traversable by ATV or ARGO that starts at Pine Street and continues west to and through the property and the trail ends at the Mountjoy River.

From Pine Street it is about a 3 kilometer or almost 2 mile long trail to the property.

On some of the aerial photos it appears that this trail may have grown in.

In the winter aerials this trail clearly shows up so that someone on a snowmobile should be able to traverse the trail to the property.

 

LIKE TO FISH?

As we state in the story, the southwest corner of the property is a very short 118 meters or 387 feet away from the Mountjoy River and the northwest corner of the property is only about 45 meters or about 147 feet from Paradis Creek.

Fish the Mountjoy River for Northern Pike, Walleye and Perch and in some parts of the river for Speckle Trout.

Fish the Paradis Creek for Speckle Trout.
