GREAT HUNTING PROPERTY
BUILD A HUNT CABIN
Imagine 80 acres of prime hunting land that you can drive to and only about 30 minutes from the City of Timmins in Northeastern Ontario.
Located in Godfrey Township.
Godfrey Township is within the boundary of the City of Timmins so it is AN ORGANIZED TOWNSHIP.
As it is an organized township and the property does NOT front on a Municipally maintained road then you are limited to be able to build a HUNT CAMP that is no larger than 500 square feet and you CANNOT live on the property year round as your full time residential home.
500 square feet may sound a little small but think of a cabin that is 20 feet by 25 feet.
That gives you plenty of room to build two 10’ x 12’ bedrooms and that still leaves you 10’ x 13 foot open concept kitchen living room area.
Build an outhouse and you have a perfect Hunt/Fishing camp that your friends will envy.
Be TOTALLY OFF THE GRID!
About 3 acres of a large 10 plus acre pond is located in the northeast corner of the property.
This is where the moose like to hang out on and so do other large game.
CROWN LAND abuts this property to the north, to the south and to the west.
A few thousand acres of CROWN LANDS.
A review of the original patents show the following:
SURFACE RIGHTS COME WITH THIS PROPERTY
MINERAL RIGHTS COME WITH THIS PROPERTY
TREE RIGHTS COME WITH THIS PROPERTY other than the “pine trees” which are reserved to the Crown.
To our knowledge there are no White Pines or Red Pines on this property so to us the “pine tree” reservation means nothing.
The property is well forested with a good mix of Hardwood trees like Poplar Trees and Birch Trees and softwood trees like Spruce Trees and Balsam Trees.
It is our opinion that the trees are mature and marketable trees on about 50-60 acres of this property.
There are some nice contours to this property.
Most of the property is very nice and dry with a very large plateau at about 336 meters above sea level.
The next level down is at 330 meters above sea level and the next level is at 320 meters above sea level and the huge pond and wet area in the northeast corner of the property is at about 300 meters above sea level.
In terms of acreage, about 60 acres is high and dry and about 20 acres is lowland.
FOR THE HUNTERS
Northeastern Ontario is a hunter’s paradise, whether you’re after big game like spring or fall black bear, moose and white-tailed deer, or small game like grouse and rabbit and waterfowl.
Ruffed and spruce grouse are plentiful in the fall.
You will be successful.
This property is located in Wildlife Management Unit (WMU) 30.
A SNOWMOBILE TRAIL goes through the southeast section property.
This is the old road that becomes part of the snowmobile trail in winter.
Previous owners had given permission for the trail to go through this property.
Then the trail continues through and out of this property.
ACCESS TO THE PROPERTY
We drove a truck to within about 240 meters of the east property line of this property.
And got stuck for a while in a wet spot that was about 200 feet long.
It had also been raining quite a bit.
Had we brought an ATV or an ARGO we would have driven them right to the bridge over the Corbett Creek with no problem.
We think that in a dry summer that wet spot would be dry and we could drive right to the property.
We are sure that if someone would corduroy the wet area on the road it would be driveable most of the time.
Historical Note; A review of the patents reveal that this property was patented September 23, 1914.
