File 108 – 160 Acres in German Township $95,000
A DRIVE TO PROPERTY
BUILD A SMALL CAMP
This amazing property is located in German Township east of the City of Timmins, in beautiful Northeastern Ontario, Canada.
German Township is within the boundary of the City of Timmins so it IS AN ORGANIZED TOWNSHIP.
The City of Timmins is only about a half hour drive away so when you need supplies everything is close by.
The Kettle Lakes Provincial park is just south of this property and you can access many small fishing lakes from this property.
A review of the land patent reveals the following:
SURFACE RIGHTS COME WITH THIS PROPERTY
MINERAL RIGHTS COME WITH THIS PROPERTY
TREE RIGHTS COME WITH THIS PROPERTY other than the “Pine Trees” which are reserved to the Crown.
ACCESS TO THE PROPERTY
It’s very easy to get to this property.
You can drive to this property in a car if you wanted in the NON-WINTER MONTHS.
In winter you can drive along Finn Road as it is plowed but the gravel road leading to and through this property is not plowed in winter so you would have to use a snowmobile to get to this property.
The northeast corner of the property is only about 60 feet from the end of Purra Road.
There is electrical power along Purra Road.
If you wanted to build more roads throughout this property or snowmobile trails or ATV trails then it would be very easy to do as there is considerable sand throughout the property that you could use to build those roads or trails.
Even use the sand for building fill or septic fill.
This property has about 505 feet of frontage on the south shore of FINN BAY of FREDERICKHOUSE LAKE.
FINN BAY is a popular cottageing water body
Finn Bay is connected to the north to Center Arm which in turn is connected to North Arm and then to Barbers Bay of Frederickhouse Lake.
ABOUT THIS PROPERTY
The land has a gentle slope down to the water at the south end of Finn Bay.
There is only about a 10 meter or almost 33 feet of slope over a half mile or 800 meters of property.
There is a small section that appears to be wet and that portion is about 6 acres in size.
There is a pond in this section that has no visible means of being fed by a creek or stream so we conclude that it is most likely a spring fed pond.
The property is well treed and the areas that were selectively harvested in 2000-2001 has trees that are 20-21 years of age
This property had the mature timber partially harvested back in 2000 to 2001.
Anything that grew in since that time is of course now 20-21 years old and would be between 16-30 feet high.
Any trees that were not harvested at that time are now 20-21 years older.
As we mention in the “Property Rights” all “Pine Trees” are reserved to the Crown.
This only pertains to WHITE PINES and RED PINES.
You own every other type of trees for example Spruce trees, Balsam trees, Tamarack trees, Birch trees, Poplar trees , Cedar trees, Ash etc.
The northwest portion of this property is adjoined by about 200 acres of Crown land.
The south portion of this property is adjoined by about 160 acres of land owned by The City Of Timmins.
The property appears to have TWO (2) zoning designations
RDRU and RDMX
