ABOUT THE PROPERTY
This is a 41-acre property that abuts large areas of Crown Land on the North property line.
Pinewood River meanders through this Northern section of crown land, and is roughly 400 meters from the subject property.
The SPRUCE ISLANDS NATURE RESERVE is only 800 meters east of the subject property. This 3,700 acre Nature Reserve protects wildlife and is great for the dear population.
Most hunters try to stay away from the nature reserve to prevent accidentally crossing the line and hunting on the park’s grounds. This ensures that you will have minimum competition, as hunters will set up camp far from your property and surrounding area.
The website for the Spruce Island Nature Reserve gives details regarding the landscape that makes up this park. Most of the area is wetlands, which is covered with a coniferous forest and surrounded by peat marsh.
This also gives a clear description of what most of the land surrounding the subject property looks like. Most of this area is wet and marshy. Fortunately, the subject property sits a little higher and is considered dry land.
We have provided a topographic maps, which is provided by the ministry and shows where the wet areas and dry areas are located. It clearly shows the subject property is dry.
You can enjoy good Whitetail Deer Hunting with abundant deer on your own property and the adjacent Crown Lands and know that because of the location, this will be a low-pressure hunting area.
SPRUCE ISLAND NATURE RESERVE
The park is situated on a low-lying, sedimentary plain that was once the bed of post-glacial Lake Agassiz. The area is a jumble of swamps, string bogs, patterned fens, and small, teardrop-shaped isles of coniferous forest, surrounded by peat marsh. This pattern gave rise to the name “Spruce Islands.”
Park Facilities and Activities: There are no visitors’ facilities. To protect this distinctive but fragile natural habitat, activities are limited to nature viewing, study and interpretation.
THE TREES
The mature wood was harvested between 20-25 years ago.
Basically any trees with a stump under 6 inches would have been left and today those trees are 20-25 years older and taller.
Any new growth from the time of harvest is now 20-25 years old and tall.
The primary trees on this property are Poplar Trees, Balsam Trees and Spruce Trees.
HOW TO GET TO THIS PROPERTY
You can drive to within 1.5km of the property.
From Rainy River you head east on highway 11 for roughly 11.5km until you reach Highway 621N, Head North on highway 621N and continue for 11.5km; from here you make a right turn and head east on Blue Road 7, continue on Blue Road 7 for 4.6km; at this point you will need to park your car and continue on foot or ATV; The ATV trail continues east for another 270 meters; at this point you need to head South and continue for 960 meters and then make a left turn and head east for the last 400 meters; you are now at the northwest corner of the subject property.
SERVICES
This property is completely OFF THE GRID.
When you want to build you will either bring materials in by ATV with a trailer or snowmobile materials on a sled in winter.
You don’t require a building permit as this is an unorganized township.
There is no size restriction.
You don’t require a permit for an outhouse or a composting toilet.
Go green and get your power by solar or wind generation, or a combination of each together with back-up generator and propane.

This property is in Wildlife Management Unit (WMU) 10.
Whitetail Deer are numerous in the Rainy River District of Northwestern Ontario.
Ontario's deer herd is world class.
Many Whitetail Deer Hunters come from across the province as well as from many areas of the United States and Canada for that "Big Trophy Buck Experience" that is available in the Rainy River area.
Who knows…you just may get that “TROPHY BUCK” right on your own property!
Hunt for Black Bear
This area has a large black bear population.
Waterfowl and Upland Bird Hunting
This area of Ontario has a large population of local ducks and geese, as well, this area is located on the prime migration routes for geese and ducks.
There is a good population of upland game birds including ruffed grouse and sharptail grouse in this area.
LIKE TO FISH?
Fishing in the Rainy River District is very popular.
It is especially popular on the nearby famous Lake of the Woods.
If lake of The Woods is too big for you then you have a choice of many dozeds of other lakes to the east and north of here.
Most are within a 20-60 minute drive away.
There is an abundance in the number and trophy sized species of freshwater fish found here.
Pick the fish you want to catch and pick the lake.
