ABOUT THE AREA

The property is south of the Abitibi River and North of Highway 101.

This beautiful location between highway 101 and the Abitibi River gives you an unlimited amount of landscapes to explore.

This large parcel of land neighbours a vast amount of CROWN LAND.

It is not often that we find a large property such as this one anywhere in Northern Ontario.

On the way to the subject property and just 3km North of highway 101, you will pass Munro Lake.  There is a boat launch at the lake, which allows you launch your boat and enjoy the fishing and swimming all summer long

The area is vastly underpopulated, and it has become an excellent hunting ground for big game.

ABOUT THE PROPERTY

The property is 158.5 acres, which neighbours crown land on the North, South and West property lines.

There is a logging road from highway 101, that gets you within 4km of the subject property.

The terrain is mixed with a couple of low areas that can be wet in the spring and fall, but these areas attract the big game like the moose as breeding grounds.

The Southern section sits around 300 meteres above sea level and the Northern section sits around 294 meters above sea level.  It lowers near the centre of the property to 280 meters.

This low area will probably be more wet than the north and south sections.  This wet area will be a great way to attract big game.

Typical trees that are found on this property are mostly Spruce Trees and Poplar Trees.

 

ACCESS TO THE PROPERTY

The property is roughly a 19km (11.8 mile) drive from highway 101.

Munro Road runs North of highway 101.  Munro road is mostly a well built logging road.

You could take this road for roughly 14 km.  From here the contour maps show that the road turns into a trail.

We are basing this on satellite images and contour maps provided on the ministry’s website.

You may have to use an Argo or ATV to access the last 3km to this property, depending on the condition of the ground.

In the winter months, you can use the logging road as a snowmobile trail.

 

ZONING

Warden Township is AN UNORGANIZED TOWNSHIP.

There is  NO ZONING and ZONING BY-LAWS.

You DO  NOT REQUIRE A BUILDING PERMIT to build your cabin or any other building on this property.

 

PERMITTED USES UNDER THE ZONING

Since the Township is UNORGANIZED and is NOT UNDER a Ministers Zoning Order then  then you can build whatever building you want, as big or as small as you want and build any number of buildings that you want and YOU DO NOT REQUIRE A BUILDING PERMIT.

 

LIKE TO FISH?

The closest lake is Munro Lake, which you have to pass on your drive from Highway 101

Fish Bob’s Lake for tasty Brook Trout (Speckle Trout).

You also have the opportunity to Fish on the mighty Abitibi River and Abitibi Lake.  You can access the River and Lake through Crown Land.

 

CLOSEST COMMUNITY

The Township of Black River-Matheson is located in the heart of Northeastern Ontario.

This town has a population of roughly 2,500 people.

It has everything you would need in a small town including, grocery stores, hospitals, constructions depot centres, doctors offices and more.

Black River-Matheson noted for its mining.  There have been many successful gold mines in this area.

It is also known for agriculture and vast forests.
