A GREAT OPPORTUNITY TO OWN A RECREATIONAL LAKEFRONT LOT AT A VERY REASONABLE PRICE!
Do you and your family love the outdoors?
Do you really enjoy fishing?
Do you like to hunt?
Most of us know that fishing is great fun and most of us dream of owning a property where we can build our cottage/cabin on a lake where we can bring the kids or grandkids and spend good quality time showing them how to fish, enjoy each other and create long lasting family memories.
Most times an opportunity for such a property is far out of reach, just too expensive or maybe it’s too far or just not the right time cause you don’t have that much money.
THIS IS AN AFFORDABLE PROPERTY and A GREAT OPPORTUNITY TO MAKE YOUR DREAM HAPPEN!
Located in Northern Ontario just about 15 kilometers northwest of the Town of Wawa.
The property is in the Township of Bailloquet which is within the boundary of the Municipality of Wawa.
This TOWNSHIP IS AN ORGANIZED TOWNSHIP.
ABOUT THE PROPERTY
This is a water access only cottage lot on the EAST SHORE of Catfish lake.
There are no services to this property.
There is no electrical power available so when you build a cottage/cabin you would have to GO GREEN.
You can wire a cabin for generator or solar or wind power.
For septic you would need an outhouse or composting type toilet or if you wanted you can develop a septic field you could do that.
The property is HIGH AND DRY.
The property is from 5 to 12 feet high off the water.
The trans-Canada Highway 17 parallels the lake’s westerly shore.
The southerly access point has a boat launching area with plenty of parking available.
From Highway 17 take the Catfish Lake Road.
This road takes you to the public launch area where you can place your boat in the water, park your vehicle safely in the parking area and go have fun.
FROM THE LAUNCH AREA IT IS ABOUT 0.4 Miles or LESS THAN A HALF MILE or 0.67 KILOMETERS or 670 METERS TO THE PROPERTY BY BOAT.
The property has a total size of 1.06 acres.
Frontage on the lake is 145 feet and the depth of the lot is 311 feet.
There is a survey of the property available (see the sketch copy).
The survey was registered in 1959 .
The original subdivision plan shed 5 lots but 2 lots were taken back by the MNR so there are only 3 lots in this section of the lake.
The other two are owned by private owners and this is the only lot available.
This property faces west so you can enjoy marvellous sunsets.
the shoreline allowance is owned by the MNR and it can be purchased from the Crown if you wanted.
CROWN LAND abuts the property to the north and to the east.
This is the last lot in a three lot subdivision and you will have no neighbours after and behind you, only Crown Land.
How cool is that?
The property was partially cleared by the owner a few years ago and you can expand the cleared area to reflect your own ideas of how much land you want cleared and to pick your own building location within the property.
SO WHERE IS CATFISH LAKE?
