AN OPPORTUNITY TO HARVEST THE TREES

GOOD HUNTING PROPERTY

Located just one hour east of Thunder Bay, Ontario (CANADA), the Township of Nipigon and the Town of Nipigon  is a cozy, bustling town with convenient, soon to be 4 lane access, to all the amenities and services that the hub of Northwestern Ontario has to offer.

The Nipigon area offers recreational opportunities with world class views and an abundance of wildlife.

This serene area is your best opportunity to observe wildlife.

This is a 160 acre property that gives you an opportunity to have the mature trees harvested, make some money and still have considerable value in owning the land.

PROPERTY RIGHTS

A review of the patent reveals that this property comes with the following rights;

SURFACE RIGHTS COME WITH THIS PROPERTY

TREE RIGHTS COME WITH THIS PROPERTY

THE TREES

The trees on this property are mostly Spruce Trees and some Poplar Trees.

The Seller believes the timber is old enough to harvest.

A NICE LONG CREEK

About 1.2 kilometers of a long creek meanders through this property in a diagonal direction from the northwest to the southeast.

This creek empties into the Stillwater Creek which in turn empties into the Nipigon River.

Most of the year you can fish for speckle trout in this creek and when the salmon run then they come up the creek to spawn.

Another small creek flows through the northeast corner of this property.

Both creeks are offshoots of the Stillwater Creek system.

SNOWMOBILE TRAIL

Looking at the property in  Google Earth you can easily see a snowmobile trail that cuts along the southern portion of the property.

This trail originates to the east from the Town of Nipigon.

The trail takes a northerly direction in the property and ends at Maatas Road.

We believe that this snowmobile trail is also traversable by ATV/ARGO.

THE TERRAIN

The northwest section of the property is at about 230 meters above sea level and it slopes down about 20-25 meters to the creek.

The southwest section of the property is at about 230 meters above sea level and it slopes down about 20-25 meters to the creek.

The eastern half of the property is of a very gradual rolling type of terrain.

ACCESS TO THE PROPERTY

Looking at Google Earth you can easily see a trail that starts at the end of Maata’s Road and goes diagonally through the neighbours property to the south portion of this property.

This trail we believe is a decent snowmobile/ATV trail that to the east from the Town of Nipigon.

We think that if the timber was harvested in winter then the trail could be improved to an ice road in order to get logging trucks there to haul the timber out.

We also think that this trail could be improved to drive on in the non-winter months.

PLEASE NOTE that you can only do this with the consent of the neighbour.

WHAT TO DO IN THIS AREA

Nipigon Marina

The port of Nipigon is the most Northerly freshwater port in North America.

With a deep water channel all the way to the fully serviced marina, boaters are invited to cross the 49th parallel and receive their certificate commemorating the occasion.

World Class Fishing

World class fishing can be found at the very top of the great lakes in every season.

The Nipigon area has some of the best brook trout around, with 5-10 lbs fish a common catch.

There is a great variety of fishing opportunities; from Lake Superior, the largest freshwater lake in the world, to the fast moving Nipigon River, home of the world record brook trout.

Orient Bay Rock/Ice Climbing

Nipigon is surrounded by majestic rock faces with incredible opportunities for ice climbing.   This is an extreme sport and should be done with proper equipment under the supervision of an experienced guide.

The Nipigon River

The World Famous Nipigon River flows from the “6th Great Lake”, Lake Nipigon, into Lake Superior near Red Rock.  Ancient pictographs, an abundance of wildlife, and opportunities for exploring channels and islands abound.
