This property is in an UNORGANIZED TOWNSHIP called Mabee Township.

Mabee Township is located about 65 AIR KILOMETERS Northwest of the City of Timmins in beautiful Northeastern Ontario, Canada.

By using seasonal gravel roads and an ARGO/ATV trail then it is about 93.4 kilometers in total distance.

 

NO BUILDING PERMIT REQUIRED

You don’t require a permit to build your HUNT CAMP here as Mabee Township is AN UNORGANIZED TOWNSHIP.

This is a fully treed property with the predominate trees being Spruce Trees.

 

This property is NOT SUITABLE as a farming property!

This property is a good HUNTING PROPERTY!

 

THIS IS WHAT WE CLASS AS A REMOTE ACCESS PROPERTY!

You cannot drive a truck all the way to the property.

Aerial photos and Google maps show an old trail that leads to and past this property and carries on to the Mattagami River.

we don't know the condition of this trail but without much use we suspect that it may have grown in and may be better suited as a snowmobile trail for winter use.

WE HIGHLY RECOMMEND USING AN ARGO TO GET TO THIS PROPERTY

In the NON-WINTER MONTHS you can drive a truck part way to the property on old or present  timber access roads and then depending on how you want to get there then you would have a 10.3 kilometer ARGO/ATV ride after you park your truck or about an 11.6 kilometer boat ride plus a 1.35 kilometer ARGO/ATV ride or walk after you park your truck.

OR

If you have your own float plane then fly to the Mattagami River and land where the trail comes out to the Mattagami River and then walk in for 1.35 kilometers or have an ARGO/ATV stashed there to take you to the property.

In winter access would only be by snowmobile.

YOU WOULD BE TOTALLY OFF THE GRID HERE

PROPERTY TAXES ARE CHEAP as there are NO SERVICES on or to this property.

What a hunting property this could be!

This property is surrounded on all four sides by tens of thousands of acres of land owned by a large privately owned Investment Corporation.

You should contact the Investment Corporation to get permission to enter and hunt on their lands.

So in addition to your 160 acres to hunt on, you could, with permission, be able to hunt on those many thousands of adjoining acres with no other competition from other hunters.

This property is located in Wildlife Management Unit (WMU) 30.

History of this property

This property has been in the same family for over 125 years.

When we reviewed the original patent on this property we learned that the properties in this township were given to “Volunteers who served  in South Africa and the Volunteer Militia who served on the Frontier in 1866”.

This wonderful hunting property is surrounded by land owned by a large privately owned Investment Corporation from out of the country.

They are your only neighbours so if someday they decide to harvest trees around your property then you may end up having roads to drive on to get very close to your property.

The MATTAGAMI RIVER

This is a very long river system.

From this property the ARGO/ATV trail continues east for 1.35 kilometers to the Mattagami River.

At that point the river averages from 300 to 400 feet wide.

The river originates from south of the City of Timmins and it continues north well past highway 11 at Smooth Rock Falls, Ontario.

That is a distance of well over 100 kilometers of river.

 

HST is NOT APPLICABLE to this sale so that is a big savings.

There is NO FINANCING AVAILABLE on this sale.
