This 406 acres is located in Grenfell/Teck townships with about huge frontage on the Blanche River, just west of Kirkland Lake in north eastern Ontario.

 

RIVERFRONT SHORELINE

This property has approx. 2845 feet or 867 meters of river shoreline.

That is a lot of shoreline!

The river averages from 300 feet to 350 feet in width in front of the property.

The fishing is supposed to be good in the river with Walleye, Perch and Pike to name a few.

Grenfell is an UNORGANIZED TOWNSHIP which means that there is NO Official Plan, NO Zoning, NO zoning regulations or restrictions to permitted uses.

It means that you DO NOT REQUIRE BUILDING PERMITS.

You can build what you want, as big or as small as you want, as many buildings as you want, have any use that you want and YOU DO NOT NEED ANY BUILDING PERMITS!

 

IT ALSO MEANS LOW TAXES because there are no services to be had.

 

SURFACE RIGHTS COME WITH THIS PROPERTY.

MINERAL RIGHTS ARE RESERVED TO THE CROWNThe Crown may have opened the staking so a mining company may have the right to explore for minerals on the land.That is not a bad thing for you. Under the new Mining Act of Ontario there are rules that these companies must follow. They have to communicate with you the Surface Rights Owner, they have to let you know what they are doing, they have to leave the property in the same condition as they find it, if you cave a cabin there are rules they can or cannot do within a distance of the cabin and a lot more.

It is in their benefit to co-operate and work with you so that there are no complaints to the Ministry.

In fact, if they do find a substantial ore deposit, then that will be very good for you the Surface Rights owner.

The mining company will want to buy you out and financially it would be really good for you.

TREE RIGHTS are reserved to the Crown.

All TREES are reserved to the Crown but the owner of the property can apply to the MNR to harvest any trees on the property.

No one else will come in to harvest the trees except you the property owner.

 

 

ACCESS TO THIS PROPERTY

Water access only to this property.

There are snowmobile trails around the property and even ATV/ARGO trails around.

There is some timber harvesting being done in the area so as those areas close to this property are harvested then skid trails and remnants of winter roads will remain and they can be used to gain closer access to this property.

The main way to get there today is to boat to the property via the Blanche River.

 

THERE ARE NO SERVICES TO THIS PROPERTY

There is no electrical power to this property.

You would need solar or a generator.

YOU ARE TOTALLY OFF THE GRID!

 

This terrain is typical to the area.

It is a varied rolling type of terrain ranging from a low of 310 meters above sea level to a high of 340 meters above sea level.

 

The property holds smaller ponds and creeks throughout.

Some of the ponds are a good size ranging from ½ an acre to about 5 acres.

The creeks feeding the ponds are considered to be seasonal and will vary in size and depth depending on the amount of snow over the winter and the spring melt and the rainfall over the summer and fall.

 

The Blanche River is a larger river with widths from 300’ to 1000’ in the large pool to the north.

The Blanche River feeds the Kenogami to Otto Lake which flows through Swatika.

The fishing is supposed to be good in the river with Walleye, Perch and Pike to name a few.
