This is a remote hunting property in the middle of nowhere yet really not that far from the larger city of Timmins in Northeastern Ontario.

The size of the property is 40.38 acres.

It may sound small compared to other larger parcels of land BUT when you have a few thousand acres of Crown land bordering you on three sides then the size really doesn’t matter anymore.

You can hunt your and all the Crown land too!

 

This property is located within Stock Township which is one of the townships within the boundary of the City of Timmins.

Therefore this makes it an ORGANIZED TOWNSHIP so there are limits to what you can build on this property.

The zoning allows you to build a “HUNT CAMP”.

The hunt camp can be no larger than 500 square feet in size.

As a hunt camp 500 square feet is plenty big enough to sleep 4 persons very comfortably and still have room to lounge around.

You cannot live in the hunt camp permanently.

It is for seasonal use and cannot be your main residence.

 

The land is relatively level.

The western half of the property is at about 280 meters above sea level and is dry.

The eastern half at about 290 meters above sea level is 10 meters higher, it tables out to be fairly level and is dry.

 

There are quite a few mature trees on the property.

They have not been harvested.

The trees are a mix of Spruce trees, Poplar trees, Balsam trees and some Birch trees.

ACCESS TO THE PROPERTY

HOW TO GET TO THIS PROPERTY?

There are a number of ways to get to this property.

The simplest way in winter is to get onto a real good ATV/ARGO/snowmobile trail off the Municipal Road and then ATV/ARGO/snowmobile for 3.4 kilometers and then get on a snowmobile trail that heads to the south.

The trail parallels the hydro electric transmission line and goes through Crown lands all the way to the property.

The snowmobile trail will head south and east towards the property.

In the summer he simplest way is to get onto a real good ATV/ARGO/snowmobile trail off the Municipal Road and then ATV/ARGO/snowmobile for 5 kilometers and then get onto a road called the St Andrews Road that heads to the south.

Drive down that road for 3.2 kilometers and you are opposite the property on the right hand side (the west side).

There is about 600 feet of CROWN LAND between the road and this property.

 

Another way is to drive east on Finn Road off Municipal Road until you get to the end of the road.

The road ends at the Sage Gold compound.

If you get permission from Sage Gold to enter their compound and drive through their property then from the end of Finn Road to the property is only 4.7 kilometers. All on a real good gravel road.

This road eventually comes down to Highway 101 at the south end at the St. Andrews Goldfields site.

A new property owner could negotiate an access deal with Sage Gold or St. Andrews Gold Fields to access the Road through their property.
