UNORGANIZED TOWNSHIP
This property is located in the UNORGANIZED TOWNSHIP of SHARPE
This means you don’t need permits or permission to do anything with your land aside from some federal or provincial environment and wildlife laws which shouldn’t be a problem.
One of the best benefits is the “not needing to ask for permission” to build anything.
There is nowhere to apply for a permit.
Build what you want, as big or as small as you want and as many buildings as you want and don’t worry about having to get a building permit.
Although building permits are not required, you should be following the Ontario Building Code for building your cabin or home.
With no building officials to inspect buildings, it's the property owner's responsibility to make certain any buildings are constructed safely and to code.
OFF THE GRID
You can build a cabin on this parcel and be totally off grid.
Set up solar and use a back up generator for all your energy needs
CHEAP TAXES
Because Sharpe Township is AN UNORGANIZED TOWNSHIP your property taxes are going to be lower than in an organized Township.
There is NO administration to pay for, NO elected officials to pay for.
All you pay is your Provincial Land Taxes and your Local Roads Board Taxes which may contain the Education Tax component.
ABOUT LONG LAKE
Long Lake is a lake formed by the widening of the Englehart River in Timiskaming District of northeastern Ontario.
The lake is a long narrow lake that runs generally in a straight line from the northwest to the southeast.
The lake spans five geographic townships, beginning in the southeast corner of Gross Township, then cutting the southwest corner of Blain Township before branching off towards Sharpe Township into two nearly equal parts.
It then cuts through the northeast corner of Truax Township before entering Robillard Township where it narrows.
The most popular species caught here are Northern Pike, Walleye, and Largemouth Bass.
ENGLEHART, ONTARIO
The Town of Englehart is a small, progressive and family-oriented community born as a result of the railway.
As a halfway divisional point, the town became a transportation centre for Northeastern Ontario.
Situated midway between North Bay and Timmins, Englehart is centrally located and the perfect stop for travellers while becoming the favoured destination of many businesses, tourists and family holidays.
Traveling north along the Trans Canada Highway, one comes across this beautiful oasis of small town charm intertwined with most of the amenities of major urban centres.
Englehart has a small hospital, grocery store, schools, gas stations, restaurants, bank and credit union.
