This property is located between the towns of Kirkland Lake and Englehart.

Kirkland Lake is 15km north of the subject property and Englehart is 20km South of the subject property.

According to satellite images, there is a logging road that gives you access in the non winter months by a 4x4 vehicle.

This logging road starts at highway 112, which is roughly 8 km west of the subject property.

The property is within the UNORGANIZED TOWNSHIP OF BOSTON

According to the contour maps, the surrounding area is relatively flat and dry.

There are many small lakes, ponds, creeks and rivers accessible through crown land.

The largest lake in the area is Round Lake.

  • Round Lake has a surface area of 3,000 acres (1,213 hectors)
  • It has an average depth of 60 feet (18 meters) and a max depth of 118 feet (36 meters)

Rivers and Creeks in the area include:

  • Boston Creek
  • Mousseau Creek
  • Blanch River

The property is 121.3 acres in size and is made up of three parcels of land.

  • Parcel 19263 = 39.6-acres
  • Parcel 19264 = 36-acres
  • Parcel19265 = 45.7-acres

The contour maps show that the property is relatively flat and dry.

The access logging road runs from Highway 112 and enters the property on the Southeast corner of Parcel 19264.

On the Northwest corner of the property there is roughly 8 acres of wet land.

This wet area is great for attracting large game.  If you’re into hunting, this will be the right location to set up your stand.

We estimate that the property was harvested some time in the 90’s.

Recent Satellite images show that there has been some good grown back and greenery.

From the intersection of Highway 112 & Highway 11 (GPS: 47.970266, -80.017514); Head North on Highway 112 and continue for 4.6 km; From here make a right turn and head east on Highway 572; Continue on Highway 572 for 6.95km (this section of highway 572 is maintained in the winter months); from here, highway 572 turns into an unassumed road; Continue on the unassumed road for 2.9km; according to the contour maps and satellite images most of this section of road should be accessable by a 4x4 Truck/SUV.  There are some sections that could be washed out by beaver dams or spring thaw.  We recommend that you take and ATV or ARGO the first time you explore these parcels of land.

Crown land abuts this property on the East and West sides.

 

ZONING

Boston Township is AN UNORGANIZED TOWNSHIP.

There is  NO ZONING and ZONING BY-LAWS.

You DO  NOT REQUIRE A BUILDING PERMIT to build your cabin or any other building on this property.

 

PERMITTED USES

Since there is no zoning or zoning by-laws and building permits are not required the you can build whatever size of building that you want, build as many buildings as you want and have no building restrictions as to what you can do on your property.

Remember that whatever you build will have to conform to the Ontario Building Code if you want your buildings insured.
