A truck is recommended.

You can drive to this property in the non- winter months by truck and you can access by snowmobile in

the winter.

The property had the timber harvested about 22-24 years ago and everything is looking great and showing really good regrowth.

There are many areas suitable for building your wilderness camp or cabin.

There is rolling terrain and some flat wooded areas that make the property very interesting and just

begs the game to stay.

Use this property as your "base camp" and from there go fishing in the many area lakes and rivers.

ZONING

A review of the Zoning By-Law shows that the property is zoned RDRU (RURAL).

This designation allows the construction of a hunt camp no bigger than 500 square feet,

That means that you can build a hunt cabin 20' x 25' and that's plenty big enough.

Definition of Camp (Hunt Camp, Fishing Camp, Back Country Camp) as per the zoning by-law

Means a building or structure having a floor area of up to 46.5 m2 [ 500 ft. 2], including

any liveable basement area, located in a rural area intended to provide basic shelter

and accommodation on a temporary basis for persons engaged in such activities as

hunting, fishing, snowmobiling, hiking or other similar forms of recreation but does

not include a seasonal dwelling.

 

SURVEY

We did a patent search of the  P15322 property and found a copy of the original survey with the patent.

That survey was done by Charles Gallagher Ontario Land Surveyor on April 22, 1933

We did a patent search of the  DS2 property and found a copy of the original survey with the patent.

That survey was done by L.D.N. Stewart Ontario Land Surveyor on March 19, 1910.

 

LIKE TO HUNT?

Our sources tell us that the small game hunting for grouse and rabbit is very good.

The moose and black bear hunting is also very good.

The animals like to hang out by the pond just south of this property.

The property is located in WILDLIFE MANAGEMENT UNIT (WMU) 29.

This property is OUTSIDE THE NO HUNTING ZONE!

 

POND

There is a fairly large pond about 320 feet or 96 meters to the south of this property on Crown Land.

A while back an ATV trail was made from the property down to the pond.
