THIS IS GOOD HUNTING LAND
This fine hunting property is located in DeLoro Township just south of the City of Timmins, in Northeastern Ontario.
The seller is willing to finance a sale of this property.
For example, based on a selling price of $25,000 Canadian, if you had a down payment of $9,000.00 the seller will hold a mortgage of $16,000 at 8% on the following terms;
On a 3 year term and a 3 year amortization you payment would be $ 500.42 per month.
On a 5 year term and a 5 year amortization you payment would be $ 323.43 per month.
On a 7 year term and a 7 year amortization you payment would be $ 248.34 per month.
On a 10 year term and a 10 year amortization you payment would be $ 193.03 per month.
YOU PICK THE TERM AND AMMORTIZTION THAT SUITS YOU.
The mortgage would be AN OPEN MORTGAGE allowing you to prepay the mortgage off faster than the term period with NO PENALTY.
The property is comprised of three patented mining claims.
SURFACE RIGHTS COME WITH THIS PROPERTY
TREE RIGHTS COME WITH THIS PROPERTY (other than the Pine trees which are reserved to the Crown) (there are none here).
Trees that come with the property are and include Spruce trees, Poplar trees, Balsam trees and some Birch trees and the odd Cedar tree.
The mature trees were harvested in the winter in January of 2017.
We call this a fresh cut.
The large game like moose will absolutely love this property because after a fresh cut there will be new growth coming up this spring and summer and that new growth is like CANDY TO A MOOSE.
Since DeLoro Township is within the boundary of the City Of Timmins, then this is an ORGANIZED TOWNSHIP.
The zoning allows you to build a “HUNT CAMP” which is defined as a building with an area not larger than 500 square feet.
You will have to get a building permit for the hunt camp.
A small seasonal creek flows through the property and the game likes this.
The terrain of the property is mainly high and flat land with some lowland at the southwest corner of the property.
The moose like to hang out here.
Black Bear hunting in this area is very good and there are lots of them here.
Small game hunting like for grouse or rabbit is also very good.
Located in Wildlife Management Unit (WMU) 29.
Access to this property is really quite easy.
The property is only 11 kilometers (6.8 miles) south of the intersection of Pine Street and Highway 101 (otherwise known as Algonquin Street) in the City of Timmins.
You can drive down Pine Street for 11 kilometers and turn into the gravel road entrance on the west side of Pine Street and park your vehicle and then drive your ATV or ARGO to the property for 690 meters or about 2,300 feet.
In winter you can snowmobile in the 690 meters to the property.
Or you can snowshoe or cross country ski into the property.
If you look at the aerial photos you will see that there are trails through and in the property that would be quite the playground for you to snowmobile on or ATV on throughout the year.
Please note that any aerial photos showing the property will not reflect that the mature timber was just very recently harvested this winter of January 2017.
