ACCESS

There is a logging road that runs from highway 588 directly to the property.  The logging road is roughly 3.6km's (2.23 miles) and takes you to the Northwest section of the property.

The road begins with a moderately steep slope in need of some maintenance.  About 20% of the road is quite grown in and will scratch your vehicle until some pruning is done.

Except for the initial hill the road is generally flat with some small hills.

 

THUNDER BAY:

The property is located within a one-hour drive to Thunder Bay.  This gives you all the amenities of a major city.

Thunder Bay is the most populous municipality in Northwestern Ontario and the second most populous (after Greater Sudbury) municipality in Northern Ontario.

Located on Lake Superior, the census metropolitan area of Thunder Bay has a population of 123,258 and consists of the city of Thunder Bay, the municipalities of Oliver Paipoonge and Neebing, the townships of Shuniah, Conmee, O'Connor, and Gillies, and the Fort William First Nation.

European settlement in the region began in the late 17th century with a French fur trading outpost on the banks of the Kaministiquia River.

It grew into an important transportation hub with its port forming an important link in the shipping of grain and other products from western Canada, through the Great Lakes and the Saint Lawrence Seaway, to the east coast. Forestry and manufacturing played important roles in the city's economy. They have declined in recent years but have been replaced by a "knowledge economy" based on medical research and education.

Thunder Bay is the site of the Thunder Bay Regional Health Research Institute.

 

ABOUT THE PROPERTY

This property has some amazing features that the outdoor enthusiast lives for.  Neighbouring the property to the north is Divide Ridge Provincial Park.

DIVIDE RIDGE PROVINCIAL PARK:

This patch of Superior-region topography has been protected as a nature reserve because it is a gently sloping, wave-washed section of Proterozoic rock (2.5 billion years old) situated above an escarpment.

'Atop this unusual geology is a mosaic of vegetation associated with white pine and interspersed with lichen barrens.

Roughly 6.25 km's if Whitefish River meander through the park

CROWN LAND:

Enjoy Crown Land on both East and West sides of your property.  The Crown land to the West gives you tens of thousands of acres to explore and hunt on, with many lakes and Rivers.

The Northern side of the property is bordered by The Divide Ridge Nature Reserve.  This protected area is just under 1,400 acres in size.

 

Timber:

The mature timber was harvested about 20 years ago.

Any tree that wasn’t mature enough to harvest at that time is now 20 years older and larger in size.

The new growth attracts the big game like white tail deer, moose, and black bear.

 

THE TERRAIN

This area is typical Boreal Forest, with rolling hills throughout.  This is not a flat and swampy property.

It provides a spectacular backdrop for a variety of wildlife including bear, moose and deer and a variety of other small mammals, as well as bald eagle, osprey, peregrine falcons, ducks and geese.

The highest point on the property is approximately 510 meters above sea level.

Some of the lower areas are 450 meters above sea level.  This gives you many areas to build on which will give you amazing views.

There is a body of water, which is approximately 20 acres in size, located on the Crown land just west of the property.

A creek flows easterly from this body of water, and it goes through the property.

In the past the beavers have dammed some of the creek and has created a large, long narrow pond.

 

LIKE TO FISH?

If you like to fish then remember that WHITEFISH LAKE is about 5 minutes away to the south.

Whitefish Lake is just under 12 square miles and is visited throughout the year by fisherman fishing for Smallmouth Bass, Walleye, Yellow Perch and Northern Pike.

It’s a great, year-round fishing destination, and one of the more popular ice fishing destinations in the area, being one of the first lakes to freeze up in the winter.

There are a few resorts located around Whitefish Lake.  There is a PUBLIC BOAT LAUNCH AND PARKING AREA that you can use.  You can also get to know one of the resort owners and make a private deal to leave your boat there.

 

LIKE TO HUNT?

This property is located in Wildlife Management Unit (WMU) 13.

You can hunt here for a variety of wildlife including bear, moose and deer.

Small game like partridge and rabbit.

Waterfowl like ducks and geese that land on the pond.
