The organized section of Benoit Township is within the boundary of the Municipality of the Township of Black River-Matheson in beautiful Northeastern Ontario.

The mature timber was harvested around 2005 so the new growth on the property is about 18 years old and any trees that were not harvestable at that time is now about 18 years older.

The new growth has come up nice and tall and pretty thick.

The primary trees on this property are Poplar Trees and Spruce Trees.

The property is relatively level throughout.

WATERFRONT

A review of the old Township of Benoit roll map shows the southwest corner of being in the river next to the south shore of the Black River.

A  Review of the MNR "Make A Topo Map" website shows the southwest corner being about 2.77 meters or about 9 feet north  of the river.

A review of the GeoWarehouse (Registry) mapping shows that the southwest corner of the property is about 12 feet north of the   Black River.

If we use the Roll map version of where it shows that the  southwest corner is  in the river then we estimate that the south end of the property has about 145 feet of frontage on the north shore of the Black River.

The distance we state is our estimate and may or may not be totally accurate as it can be less or more than our estimate.

Whichever mapping system you choose to believe the fact remains that you are very close to or on the river through Crown Land.

 

CROWN LANDS

Crown lands border this property to the immediate east and the immediate west.

163 acres of Crown Land to the east.

244 acres of Crown Land to the west.

About 15 minutes from this property there are at least about 3,000 plus acres of more CROWN LANDS to hunt and explore on.

 

ACCESS TO THIS PROPERTY

There are two ways to get to this property.

Access # 1

Is via Truck and by ATV/ARGO

Drive east on Wavell Road as the first 2.8 kilometers or 1.7 miles of this road is open year round.

The next 0.8 kilometers or ½ mile is a seasonal road that is not open in winter.

The rest of the way to the property is about 1.6 kilometers or about 1 mile drivable by ATV or ARGO.

At some point in the past this was a good driveable road that continued past this property.

Access # 2

This by boat.

If you drive to Wavell Road and then turn onto Saley Road (Grouse Road) and drive for about 7 kilometers.

By now you are at the third bridge over the Black River.

Park your truck and then boat about 2.2 kilometers to the southwest corner of this property.

A review of the Black River-Matheson Zoning By-Law shows that the property is zoned RU – Rural.
