The original patent shows that this property has 40 acres of land.

The original patent shows that the Crown granted this property to a veteran who was a “volunteer who served in South Africa and the Volunteer Militia who served on the Frontier in 1866”.

Gowan Township is within the boundary of the City of Timmins and as such is an ORGANIZED township.

Since the township is organized then you are restricted to build what is referred to as a “hunt camp” which can be no larger than 500 square feet in size.

You will need to get a building permit.

 

ABOUT THE PROPERTY

The property has over 800 feet of frontage on the south east side of Gowenmarsh Lake.

Gowanmarsh Lake has a surface area of about 140 acres which makes it a pretty good sized lake.

The lake is connected to the Porcupine River by the Gowanmarsh Creek.

The property is accessible by old logging roads giving different options for ease of access.

The Seller states that he has always used Feldman Lake as the starting point.

From Feldman Lake it is about 11.43 kilometers or 7.1 miles to the property.

At this point in time we have not been to the property yet so we have no ground pictures and all we have are aerial photos and photos provided by the sellers.

We don’t know how deep Gowanmarsh Lake is or what type of fish it may have but we know that the Porcupine River has walleye and Northern Pike in it and since Gowanmarsh Lake is connected to the Porupine River by the Gowenmarsh Creek then it may be possible that the lake may have walleye and Northern Pike.

 

ACCESS TO THE PROPERTY

The BEST WAY TO ACCESS to the property is via ARGO in the non-winter months either on wheels or tracks or  in winter months then along a SNOWMOBILE TRAIL  by an ARGO on tracks or by snowmobile.

 

INCLUDED WITH THE PROPERTY

A 2017 Argo Frontier with one set of 18” plastic tracks and a cab (cab has cracked windshield) is included with this property.

the Argo is in good operating condition and is the ideal machine to get to the property in all seasons.

 

TREES ON THIS PROPERTY

The property contains mature timber.

Trees on the property are mostly Spruce Trees, Balsam Trees and Poplar trees.
