About a half acre of the property is cleared from cabin down to river.

 

Since KENNEDY TOWNSHIP is an UNORGANIZED TOWNSHIP, that means that there is no zoning or zoning by-laws.

That also means that there are no restrictions as to how many cabins you can build or any number of buildings or what size they can be.

You also do not require a building permit.

 

The property is triangular in shape with the northwest corner being the point and then the property goes south for 2,578 feet to the southwest corner.

From this corner the property goes east to the river for 1,385 feet to the southeast corner.

From this point the property line follows the river diagonally for about 3,000 plus feet.

 

There are TWO WAYS TO ACCESS THIS PROPERTY

The FIRST AND EASIEST WAY is by water.

The Abitibi Campground is a business located at the northwest side (the left side) of Highway 652 before the bridge over the Abitibi River.

In the non-winter months they have a dock on the river and you can launch your boat here and park your vehicle.

This summer the charge for this was FIVE DOLLARS ($5.00)  for every time you used their launch area or pay a flat fee of ONE HUNDRED ($100) for the season.

It is only a 2.5 kilometer or 1 ½ mile boat ride to the cabin.

APPROXIMATELY 5 MINUTE BOAT RIDE

 

The SECOND WAY is by ARGO or ATV at the end of the road along the Glackmeyer Concession 2 and 3 Road allowance.

This way is harder but doable.

Of course, it becomes a lot easier in winter when you can use a snowmobile.

ALSO INCLUDED with the cabin are the following;

A 14 ft Lund aluminum boat,

A 20 hp motor, we think it is a Mercury motor about less than 5 years old.

A raft built on Hobi cat pontoons for bringing in materials  also come with the property
