ARE YOU A HUNTER?

DO YOU WANT A READY MADE CABIN IN AN UNORGANIZED TOWNSHIP?
If your answer to most of these questions is YES then perhaps you should be looking at this riverfront property with a cabin on it.
Located in Kennedy Township which is an UNORGANIZED TOWNSHIP in Northeastern Ontario.
IMAGINE a beautiful RIVERFRONT property with a nice cabin only about 15 MINUTES northeast of the Town of Cochrane in beautiful Northeastern Ontario.
Then property is about 3 km north of Highway 652 and a mere 10 km east of Cochrane.
This Abitibi Riverfront property comes with about 51 acres of land.
About 3,000 plus feet of frontage along the ABITIBI RIVER.
The river averages over 300 feet wide along the property.
There is a 66foot shoreline allowance along the shore of the river.
You cannot build anything within the shoreline allowance NOR would you want to anyway in order to protect the river.
You can place a floating dock (that is not a permanent dock).
SURFACE RIGHTS COME WITH THE PROPERTY
TREE RIGHTS COME WITH THE PROPERTY
Crown land borders this property to the immediate west.
There is mature timber on the property with a mix of White Spruce trees, Black Spruce trees, Balsam trees and Poplar trees.
THERE IS A CABIN ON THIS PROPERTY!
The fully insulated cabin measures 16 feet by 24 feet and has 10’4” foot ceiling.
There is an 8 foot x 16 foot sleeping loft.
The cabin comes equipped with
A wood stove for heat
A three burner propane stove
550 watt solar system with batteries etc.
And it comes furnished with a sofa, table and chairs.
The cabin has a metal roof and the exterior is mostly batten board.
The front is finished in vinyl siding and there is enough siding at the site to complete the remaining exterior walls.
The cabin is generator ready.
ALL YOU HAVE TO DO IS FINISH THE INTERIOR WALLS WITH WHATEVER MATERIALS YOU WANT!
About a half acre of the property is cleared from cabin down to river.
Since KENNEDY TOWNSHIP is an UNORGANIZED TOWNSHIP, that means that there is no zoning or zoning by-laws.
That also means that there are no restrictions as to how many cabins you can build or any number of buildings or what size they can be.
You also do not require a building permit.
The property is triangular in shape with the northwest corner being the point and then the property goes south for 2,578 feet to the southwest corner.
From this corner the property goes east to the river for 1,385 feet to the southeast corner.
From this point the property line follows the river diagonally for about 3,000 plus feet.
There are TWO WAYS TO ACCESS THIS PROPERTY
The FIRST AND EASIEST WAY is by water.
The Abitibi Campground is a business located at the northwest side (the left side) of Highway 652 before the bridge over the Abitibi River.
In the non-winter months they have a dock on the river and you can launch your boat here and park your vehicle.
This summer the charge for this was FIVE DOLLARS ($5.00) for every time you used their launch area or pay a flat fee of ONE HUNDRED ($100) for the season.
It is only a 2.5 kilometer or 1 ½ mile boat ride to the cabin.
APPROXIMATELY 5 MINUTE BOAT RIDE
The SECOND WAY is by ARGO or ATV at the end of the road along the Glackmeyer Concession 2 and 3 Road allowance.
This way is harder but doable.
Of course, it becomes a lot easier in winter when you can use a snowmobile.
Check the maps.
ALSO INCLUDED with the cabin are the following;
A 14 ft Lund aluminum boat,
A 20 hp motor, we think it is a Mercury motor about less than 5 years old.

THIS IS EVERYTHING YOU NEED to own and use your own riverfront cabin.
