File 38 - 159.5 acres of waterfront land in Calvert Township $68,000 Canadian
OVER 2,700 FEET OF RIVER FRONTAGE
CLOSE TO TOWN
OFF THE GRID
159.5 acres of land in Calvert Township which is within the boundary of the Town of Iroquois Falls in Northeastern Ontario.
That means that Calvert Township is an ORGANIZED TOWNSHIP.
Iroquois Falls is a vibrant community in the heart of Northern Ontario, Canada with an estimated 2016 population of just over 4,600 persons.
The Town lies just off the Trans-Canada Highway (Hwy 11) on the banks of the Abitibi River.
Coordinates of the community are 48°46′N 80°40′W.
The property is literally 2 minutes from town so you can do all your shopping and banking easily yet once you are on the land it appears that you are in the middle of nowhere. Very private.
You can got to the local Tim Hortons, get your coffee and be able to drink it while still hot when you are on the property.
The patent states that the property is 159.5 acres in size.
The property enjoys over 2,700 feet of frontage on Meadow Creek.
The patent also states that there is a reservation of 1 chain or 66 feet along the waters edge for “Fishery purposes”. This reservation may be released in accordance with Procedure Directive PL 4.03.01 under the authority of 0.Reg. 110/01 of the Public Lands Act. Application for release of this reservation may only be made by the owner of the land affected by the reservation.
The Meadow Creek splits the property into two parcels.
The southeastern section of the property fronts on the east side of Meadow Creek
There is a small portion of the property on the east side of the creek and that portion is about 10 acres in size.
This 10 acre parcel is fully wooded and has about 397 meters or 1,302 feet of shoreline.
The majority of the property fronts on the west side of the river and has about 845 meters or 2,775 feet of shoreline.
The Name implies that this waterbody is a creek but the size is more like it should be called a river.
The owner cleared the timber back in 2013 with the intention of clearing the land for farming as the Provincial Government of the day was giving out subsidies for converting bush lands to farmlands at that time.
After a year or so the subsidies were discontinued so the owner did not continues to completely brush out the property and the trees have been allowed to regenerate.
Today, the new growth is coming up very nicely with the majority of the new growth being Poplar Trees which is a hardwood.
The owner says that this is good fertile soil here and it can grow hay, grains and other crops if a new owner wanted to to completely clear the land .
A review of the original patent reveals the following;
SURFACE RIGHTS COME WITH THIS PROPERTY

The driveway entrance is on the right hand side (south side).
