A GOOD HUNTING PROPERTY
This property is located in Marks Township about 52 kilometers or 32 miles southwest of the City of Thunder Bay in Northwestern Ontario, Canada southeast of Pete’s Lake.
Marks Township is AN UNORGANIZED TOWNSHIP so if you want to build a cabin you DO NOT REQUIRE A BUILDING PERMIT!
The property has a total size of 80.75 acres.
In old measurements it is a half mile by a quarter mile.
THIS PROPERTY IS NOT FOR someone wanting a parcel of farmland or a property to live on year round.
THIS PROPERTY IS FOR THE SERIOUS HUNTER who wants a good private location to hunt I every year with limited competition!
Located in Wildlife Management Unit (WMU) 13.
We consider this property to be a remote access property.
There is an old timber road off the Boreal Road that goes south for 2.95 kilometers and goes past the property.
There are places along the old timber road where you may have to use 4x4 to get opposite this property.
Some portions of the road may be grown in and would require brushing out.
There is no road access to the property so you would have to cut an ATV trail or build a road through Crown Land to get to the property from the old timber road.
This ATV trail or road would be about 1,580 to 1,600 feet long.
Once you drive close to where the property is located it is like being in the MIDDLE OF NOWHERE.
Very private and very quiet.
SURFACE RIGHTS COME WITH THIS PROPERTY
MINERAL RIGHTS COME WITH THIS PROPERTY
TREE RIGHTS COME WITH THIS PROPERTY other than the “pine trees” which are reserved to the Crown.
“pine trees” refer to White and Red Pines and we don’t think there are any in this area.
There is a small lake to the immediate south of this property that we are told is called EYE LAKE and we are told that it has Speckle Trout in the lake.
There is a small bay of the lake that extends north about 365 feet to the southerly line of the property and then goes about 100 feet into the property.
The average width of this small narrow bay is 35-40 feet wide.
That is plenty of width to make a small dock and then take your boat down into Eye Lake.
The property is well forested.
The current owner has owned the property since 1968, SO ABOUT 52 YEARS!
He never had any timber harvested in all that time.
The trees on the property are a good mix of mostly POPLAR TREES and SPRUCE TREES.
They are at the age where they can be harvested or certainly use the wood to build a nice get-away log cabin.
There are very few property owners in this area as most of the surrounding land is Crown land.
About 1,600 acres abuts the property to the east and about 4,000 plus acres abuts this property to the west.
