LOCATION

This property is within the Township of Sutherland which is in the Unorganized Portion of The Rainy River District.

It is about 21 kilometers or about 13 miles north of the community of Pinewood.

The Rainy River District is in the western side of the Province of Ontario.

 

ABOUT THIS PROPERTY

This is a rectangular shaped 80 acre parcel of land.

The property size is about 1,655 feet by 2,041 feet.

The north section of the property has a creek and the local beavers have dammed the creek over the years and have created a long wandering pond about 1,100 feet long and it varies in width from about 20 feet to 100 feet.

Waterfowl like ducks and geese like to be on the pond and forage the marshy grasses on the sides.

Depending on the amount of rainfall it can get a bit marshy along the sides of the creek and the pond.

The majority of the property is good and level and dry and provides many areas to build your hunting cabin on.

 

ACCESS

A few years back the current owners built a road through Crown Land to get to the property from the unmaintained portion of the Sutherland Road #4.

Access to this property has always been in the non-winter months.

In winter you would need to use a snowmobile.

TREES

The mature timber was harvested in the winter of 2003/04.

The new growth is now about 18-19 years old and is about 20-25 feet tall.

Any trees that were too small to harvest back in 2003/04 is now 18-19 years older and taller.

The predominate trees on this property are Poplar Trees and Spruce Trees with some Birch trees scattered around.

 

ZONING

Since Sutherland Township is AN UNORGANIZED TOWNSHIP there is no zoning in place so you will not require a building permit to construct any building.

You will however require a septic use permit if you intend to create a septic field.

No permit is required to build an outhouse.

 

PERMITTED USES

Since the Township is AN UNORGANIZED TOWNSHIP, there are no rules restricting you as to certain permitted uses or not.

 

SERVICES TO THE PROPERTY

There are NO SERVICES to the property.

You are off the grid so for power you would require solar power or wind power or a combination of both, perhaps a back up generator, have appliances that run on propane and your heat would most likely be from a wood stove or a pellet stove.

The last 1 kilometer portion of the Sutherland Road #4 leading to the property is not plowed in winter so you would have to plow it yourself.

You would have either an outhouse or construct a septic field.

 

CROWN LANDS

The southwest portion of the property adjoins Crown Land.

You can get onto about 900 acres of Crown Land from the southwest portion of this property.

There are some ATV trails/old logging roads on the Crown Lands that you can access from this property.

The Rainy River district of Northwestern Ontario, which this property is located in the middle of, has miles of unspoiled wilderness to hunt these trophy whitetail bucks.

Ontario deer hunting, has become very popular with hunters of all types.

There is exceptional Whitetail Deer Hunting with abundant deer in this low pressure hunting area.

Black bear hunters are always impressed with the size and number of bears in this area.

Wolf or coyote hunting has really picked up.

Enjoy waterfowl hunting on your own pond.

Grouse hunting is also very good in this area.

 

CLOSEST TOWNS

The Town of Rainy River is about 20.1 kilometers or 12.5 miles west of the community of Pinewood and the property is about 21 kilometers or about 13 miles north of the community of Pinewood.

The Town of Rainy River is also a border town. It is the Gateway to Northwestern Ontario and southward, to neighbouring Baudette, Minnesota.

You can walk to restaurants and grocery shopping and other services.

The larger Town of Fort Frances is about 78 kilometers or 48.5 miles east of the community of Pinewood and the property is about 21 kilometers or about 13 miles north of the community of Pinewood.

Fort Frances is a border town. The American town of International Falls is across the Rainy River in the State of Minnesota. Downtown Fort Frances is full of special places to visit and shop. Walk to clothing stores, pharmacies, gift shops, beauty shops, and unique restaurants.
