ABOUT THE PROPERTY
The property is 160 acres in size.
Frontage on both the east and west side of the Abitibi River.
The property has over 2,270 feet of frontage along the east side of the Abitibi River.
The property also has over 1,500 feet of frontage on the west side of the Abitibi River.
The Abitibi River creates a NATURAL SEVERANCE of the property and you end up with about a FIVE ACRE parcel of land on the west side of the river.
You can drive in a truck to within about 1.7 kilometers (about a mile) .
Access to the property is through Crown Land so you always have access to your property.
A review of the contour maps show NO SWAMPY or WET AREAS on this property.
There is a small sasonal creek that flows form the east down to the west to the Abitibi River though the middle of the property.
The property slopes from the east down to the Abitibi River.
The contour line at the river is 240 meters above sea level and at the east side the contour line is 280 meters above sea level.
A nice difference of about 40 meters or 131 feet over a half mile or 800 meters so the slope will be gradual.
The property is wooded right down to the shoreline.
When the property was harvested it was not clear cut so a lot of trees were left along the creek and at the shoreline.
Plenty of trees were left and now the new growth is 10-15 years old and is about 15-25 feet high.
There are numerous areas to build a cottage or hunt camp.

ACCESS TO THE PROPERTY
This property is by a combination of a year round gravel road Called Industrial Road, then a seasonal Gravel bush road that is NOT PLOWED in winter and then lastly by a short seasonal ATV/ARGO trail.
Seasonal because the bush road and trail is not plowed in winter and in winter you would need to use a snowmobile for a total of about 6.8 kilometers.
All access is through Crown Land.

Crown land abuts this property to the west, the north, the south and the east.
ZONING
Aurora Township is AN UNORGANIZED TOWNSHIP.
There is NO ZONING and ZONING BY-LAWS.
You DO NOT REQUIRE A BUILDING PERMIT to build your cabin or any other building on this property.
PERMITTED USES
Since there is no zoning or zoning by-laws and building permits are not required the you can build whatever size of building that you want, build as many buildings as you want and have no building restrictions as to what you can do on your property.
Remember that whatever you build will have to conform to the Ontario Building Code if you want your buildings insured.
