The Rural zoning will allow for the construction of a “HUNT CAMP”.

The “Hunt camp” can be no larger than 500 square feet and CANNOT be lived in year round.

 

Because the property is a remote property and not easily accessible there is very little pressure on the large game in the area.

The seller’s forester advises that there are no pines on the property or in this area.

 

The mature timber was harvested on the west side of the river about 18 years ago in 2001.

The majority of the property is west of the river.

Any new growth from that cut is now 18 years old and any trees that were not mature enough to harvest at that time is now 18 years older.

The property on the east side of the river was not harvested in 2001 and is mature.

 

The property terrain is mostly flat land with a gentle slope down to the river.

 

The South branch of the Porcupine River flows through the property.

The river meanders for about 2,850 feet through the property.

The river averages about 40 feet wide throughout the property.

The river flows north.

It starts at Porcupine Lake in the Community of Porcupine, and flows north about 10 kilometers to the property, then continues north and then it turns and flows south and eventually emptying into Nighthawk Lake to the southeast.

 

The majority of the property is west of the Porcupine River.

That section of the property is about 133.5 acres in size more or less.

 

The smaller portion of the property is east of the Porcupine River.

That section is composed of two parts.

The northeast corner section is about 1.3 acres in size and the rest of the property east of the river is about 17.7 acres for a grand total of 19 acres east of the Porcupine River.

 

The river splits the property and because the Crown owns the land under the river then the river has created a NATURAL SEVERANCE. TWO OF THEM IN FACT!

One is 1.3 acres in size and the other 17.7 acres in size.

Therefore what you have is three properties instead of just one.

There is NO CONSENT REQUIRED to sever these two pieces as the river created the natural severance.

ALL YOU NEED TO DO is get a surveyor to survey both the two parcels and give them a REFERENCE PLAN NUMBER and you can legally sell the and you still have the large 133.5 acre parcel for yourself.

All the 3 parts of the property have river frontage!

 

There are some very nice building spots on the property that would overlook the river.

All you have to do is decide what view you want.

 

A former mine site with a huge tailings pond is east of the property .

What is left of the mine site is a concentrator.

From the north portion of the property it is about a half mile away.

From the south portion of the property it is about a quarter mile away.

With all the environmental controls and inspections today we think that this property is safe from any contamination.

 

Access to the property in the NON-WINTER months is by boat, canoe or kayak.

From the bridge at Highway 101 in Porcupine it is about 14 kilometers  as the river meanders to the property.

In winter there snowmobile routes that follow the river and cut across other lands that lead to or very close to this property.

The seller is willing to finance a sale to a qualified buyer.

Based on a purchase price of $25,000 the buyer will require a down payment of $9,000.

The seller will hold an OPEN MORTGAGE for $16,000 at 8% interest for a period of 3 or 5 or 7 years.

On a 3 year term and a 3 year amortization the monthly payment will be $594.25 per month

On a 5 year term and a 5 year amortization the monthly payment will be $384.07 per month

On a 7 year term and a 7 year amortization the monthly payment will be $294.91 per month
