TREES ON THE PROPERTY

The trees on this property are mainly Poplar with some spruce and the odd birch tree and some cedars along the river.

 

ABOUT THE PROPERTY

Right now all we have are winter pictures with lots of snow.

The terrain is mainly flat ground with a slope down to the river.

The land is on average about 6-8 feet above the river.

There are some cleared areas and the trees are good sizes so mostly mature or semi-mature.

 

ACCESS TO THE PROPERTY

Two ways to get to the property.

Access is by boat approximately about a 2.5 Kilometer boat ride.

There is a small boat launch area and parking right near the bridge where the river crosses the Langmuir Road.

We are told that you can easily boat to the property in a 12 or 14 foot aluminum boat using a 5HP to 9.9 Hp motor.

 

This property is only 780 meters due west from a year round main road south of Timmins that is called Langmuir Road that is used for forestry and mining.

There is an old road or trail on the map that comes close to the property line east of the property approximately about  445 Meters or 1,460 feet..

The dotted red line is the existing trail and the blue dotted line is what the seller thinks should be a proposed access trail.

The existing trail as a distance of approx.. 722 meters.

The propose trail from the existing trail to property boundary is a distance of approximately 473 meters.

The propose trail from the existing trail to the river is a distance of approximately 1,258 meters.

The existing trail goes through Crown Land and the proposed extension trail to the river also goes through Crown Land and just touches on a corner of land owned by the City of Timmins.

 

RIVER FRONTAGE

This property has about 255 meters or 836 feet of river frontage on the south side and about 218 meters or 715 feet on the north side.

The property frontage along the river is mostly trees and some cedars and tag alders down to the banks of the river.

You can brush out the alders and some trees go give you a good view of the river yet still retain that “remote, in the middle of nowhere” feeling.

 

THE REDSTONE RIVER

The Redstone River flows north into Nighthawk Lake.

The river averages from about 18 meters to about 24 meters or about 59 feet to about 78 feet in width as it flows through the property.

This river is a favourite with canoers and kayakers as you can go south of the bridge at Langmuir Road for about 30 plus kilometers and you can go northeast all the way to Nighthawk Lake.

From the bridge at Langmuir Road you can motor down in a 12 or 14 foot boat to the property.

We are told by locals that the river in this area averages from 4-8 feet deep.

 

FISHING ON THE REDSTONE RIVER

According to the MNR “Fish-On-Line” web site the river can be fished for Northern Pike, Walleye and Perch.

We think that this would most likely be north of the bridge between Langmuir Road and Nighthawk Lake and that makes sense as that is what you are fishing for in the lake.

South of the bridge we are told you can fish for speckle trout (brook trout).

 

HUNTING IN THIS AREA

This property is located in Wildlife Management Unit (WMU) 29.

 

 

ZONING

As the property is in Shaw Township which in turn is within the boundary of the City of Timmins there is an Official Pland and there is zoning here.

The property is zoned RD-RU (RURAL).

Hunting, Fishing and Outdoor Recreation

In any rural zone, low intensity extensive recreation activities such as hunting, fishing, canoeing and camping may be permitted, provided that such activity does not involve the erection of a building or structure greater than 46.5 m2 [ 500 ft. 2] and is subject to any provincial or local regulations regarding hunting and fishing.

 

CROWN LAND

Crown land adjoins this property to the east, to the west and to the southwest.

City of Timmins land adjoins this property to the south.
