Property remarks
This beautiful 13.88 acre property is located just north of the Town of Matheson on the east side of the BLACK RIVER.
The property is in Carr Township which is within the boundary of the Municipality Of Black River-Matheson in Northeastern Ontario.
Carr Township is AN ORGANIZED TOWNSHIP so you will require a building permit for any structure over 105 square feet.
There are remains of a very large old field that starts about 50 feet back from the shoreline.
The old field is about the entire size of this parcel.
There are small stands of timber throughout the property as you can see in the aerial photos.
This area would be a nice area to cultivate into gardens so you can raise your own crops for spring and summer use.
Also a nice area to build your seasonal cabin and really enjoy some great views of the river.
SEASONAL USE
This is an ideal property on which to build your summer cottage/cabin on.
The fact that the access is by the river only means that the only means of travel to the property is by boat or if you are luck to own one by float plane.
This means that you will enjoy seclusion and privacy and it will most certainly stop casual drop-ins.
SHORELINE
The property enjoys over 2,550 feet of shoreline on the east side of the Black River.
The shoreline is mostly small trees down to the waters edge.
SURVEY
There is a current survey of this property that was completed in March of 2023.
All the corner pegs are in place and have been marked with wood stakes and flagging tape.
ACCESS TO THIS PROPERTY
Access to the Property is by water access only.
You can get to the property by boat, canoe or kayak.
There is a PUBLIC BOAT LAUNCH within the Town of Matheson where you can launch your boat and then motor up the Black River for about 9 kilometers or about 5.6 miles.
This is a nice ride and you can troll all the way to the property and most likely you will get your limit of Walleye (Pickeral) by the time you get to the property.
OR
There is a private campground about 7 kilometers north of the Town of Matheson.
You could call and talk to the campground owner about parking your vehicle and launching your boat fro there.
Perhaps he may charge you a fee and it certainly wouldn’t hurt to ask him.
If you can do that then it is a very short 2.3 kilometers or 1.5 miles boat ride to the property.
