Meglund Township IS AN UNORGANIZED TOWNSHIP in the District of Kenora.

The property is situated about 49 kilometers or about 30 miles east of the Town of Dryden, Ontario and about just over 1 kilometer north of the Trans- Canada Highway 17.

The Township is also about 60 kilometers or about 37 miles west of the Town of Ignace, Ontario.

This is a deer hunter’s dream property as this area is in heart of some of Ontario's best hunting for Whitetail Deer.

Small game hunters will like this property as Ruffed Grouse and Spruce Grouse are plentiful in the area.

There is access to lots of Crown Lands to also hunt on.

 

ABOUT THE PROPERTY

Trees were harvested on this property in 2018.

The southwest corner of the property and the northeast corner of the property are the highest portions of the property being at about 390 meters above sea level.

The majority of the property is at about 380 meters above sea level except for where the creek is located and that is at about 375 meters above sea level.

For the most part the property is quite level.

The creek areas are about 5 meters or about 16 feet lower than the surrounding area.

The drop in elevation is gradual and it is in those areas that is where you will find the large game like the moose.

 

THE TREES

The mature trees were harvested in 2018.

Any aerial photos that we show in this story were taken BEFORE THE TREES WERE HARVESTED in 2018.

The new growth is now coming up very nicely and it is attracting the large game.

All that new growth is like candy to a moose or a deer.

 

CREEK

There is a small seasonal creek that meanders through the property.

This creek flows to the southeast and eventually flows into the much larger Melgund Creek.

It is unknown if there are any fish in the creek.

Melgund Township IS AN UNORGANIZED TOWNSHIP.

There is NO OFFICIAL PLAN and NO ZONING.

The Township does have a Local Roads Board that looks after roads in the Township.

 

ACCESS TO THE PROPERTY

You can drive to this property in the non-winter months in a truck.

There is about 800 meters or about a half mile of an unmaintained road that may require some slower driving and for the most part should not require you to place your truck in 4 wheel drive.

In winter you can access the property by snowmobile.

 

CROWN LANDS

About 320 acres Crown Land abuts the property to the east and about 2,000 plus acres abuts the property to the west.

So, there is a lot of Crown land in the immediate area that you can explore on and HUNT on.

 

PROPERTY TAXES

The property taxes are low.

Under $200 for the year 2021.

The annual property taxes include Provincial Land Taxes, the Education Levy and the Local Services Board and Local Roads Board Levy.

There are fishing waters all over this area and many remote back country Walleye Lakes.

The result of this is a better habitat which produces high numbers of fish.
