File 48 – 87.59 Acres in Bristol Township $65,000 Canadian

FULLY WOODED

RIVERFRONT ON THE TATACHIKAPIKA RIVER

ABOUT 567 FEET RIVER FRONTAGE

Located in Bristol Township southwest of the City of Timmins, in beautiful Northeastern Ontario, Canada.

Bristol Township is within the boundary of the City of Timmins and the City has a rule that if a property DOES NOT front on a municipally maintained road the you can ONLY BUILD A HUNT CAMP.

A “hunt camp” can have a base area not more than 500 square feet and it cannot be used as a full time residence. Recreational Use only.

The property enjoys about 567 feet of shoreline on the TATACHIKAPIKA RIVER which used to be known as the “Redsucker River”.

The patent legal description states that you own the land AND the land the portion of land under the waters of the river that are part of this claim.

That means that if you want to put in a permanent dock then you don’t require any permit to do so.

A review of the land patent reveals the following:

SURFACE RIGHTS COME WITH THIS PROPERTY

ALL TREES ARE RESERVED TO THE CROWN (only whomever owns the property can apply for a permit to harvest the trees). There are some very nice tree stands on this property.

MINING RIGHTS ARE RESERVED TO THE CROWN

The current owners have not harvested any timber on this property and there is good mature timber throughout the property.

Even though all trees are reserved to the Crown that does not mean that someone will come on the land to harvest the timber. The Crown does not do that.

If you as the property owner want to harvest the timber then all you need to do is get a permit from the MNR and they will require you to pay a “royalty or a stumpage” fee.

You can harvest any dead or dying trees for firewood.

The property is of a rolling type of terrain and the contour maps indicate no wet areas so it appears to be high and dry land.

Seasonal and unmaintained timber roads through CROWN LANDS lead to this property and you can drive to within 410 feet of the Southeast corner of the property and you can drive to within 610 feet of the northeast corner of the property.

Decide which corner of the property you want to access and then continue that short distance with a driveway into the property.

We state that the old timber roads are seasonal as they are not plowed in winter and really no one maintains them other than forest companies who may be harvesting timber on the Crown lands nearby.

The River

The Tatachikapika River is a remote and quiet river located just 9.2 miles or 15 kilometers from Timmins, in Cochrane District, in the province of Ontario, Canada.

Fishermen will find a variety of fish including rock bass, perch, northern pike, smallmouth bass and walleye in this river.

Whether you’re baitcasting or fly fishing your chances of getting a bite here are good.

So buy this property and every day you can grab your favorite fly fishing rod and reel, and get on the Tatachikapika River in front of your property and enjoy a good days fishing.

The TATACHIKAPIKA RIVER flows into the Mattagami River further to the east.

Most of the streams in the north section  of the river have  brook trout  and the river contains other fish species such as northern pike, walleye, yellow perch and white sucker.

The river averages from 65 to 90 feet wide as it flows in front of the property.

The average depth of the river varies from 4 feet to 12 feet in most areas.

This is a nice river to kayak or canoe on.

CROWN LAND

This property is bordered on the east and on the south by at least a couple of thousand acres of Crown Lands.
