This property is located within the westerly boundary of the UNORGANIZED TOWNSHIP of Kennedy just east of the beautiful Town Of Cochrane, Ontario.

The Abitibi River is huge and long.
In front of the property the river averages from about 300 feet wide to about 370 feet wide.
That is a wide and deep river.
You can boat for many kilometers or miles up and down this mighty river.
In the UNORGANIZED TOWNSHIP OF KENNEDY there is no Official Plan and NO ZONING so that means that there are NO RESTRICTIONS on what you can build, how many buildings you can build, what size of building or buildings you can build, what use you can use the property for and whatever you build YOU DO NOT REQUIRE A BUILDING PERMIT.
The only permit you would need is a septic permit if you are going to place a septic field.
The contour maps indicate that is pretty level country.
Having been on the Abitibi River many times and in different seasons we observe that the property is about anywhere from 4 to 8 feet above the river depending on the season.
Probably on average four to six feet when the river is at its highest point.
Of course there are sections where the property is in excess of 10 -12 feet above the water.
This property had the mature trees harvested about 18-22 years ago.
The new forest has regenerated and the property is pretty well forested primarily with Poplar Trees and Spruce Trees. These trees are now anywhere from 15 feet to 30 feet tall depending on the species.
Looking at the aerials you can see where the Spruce trees are in relation to the Poplar trees.
There are no services to this property and you are totally off the grid so start thinking of the different GREEN WAYS to power your cottage/cabin.
Think solar power, wind power, propane, back-up generator or a combination of all of these power sources.
Perhaps think of unconventional construction and power sources.
ACCESS TO THIS PROPERTY
An UPOPENED ROAD ALLOWANCE is between this property which is in Kennedy Township from the adjoining Glackmeyer Township to the west.
The road allowance is also the concession line separating the two townships.
There is a snowmobile trail along the road allowance that goes by this property so in winter you can snowmobile the very short 1.2 kilometers to the south end of this property.
IN THE NON-WINTER MONTHS drive east of the Town of Cochrane and stop just before the bridge over the Abitbi River at The Abitibi Campground and Confectionery on the north side of the road.
Go into the store and pay your daily fee of about $15 and that allows you to use their boat launch and safely park your vehicle and trailer.
They also offer a seasonal rate which is much better.
Launch your boat and enjoy the very short boat ride while you enjoy the beautiful scenery to the property.

Fish the Abitibi River for Walleye and Northern Pike
There is a slough near the western side of the property whose water source we think originates near the south portion of this property.
The water from this slough eventually drains north into the Abitibi River.
The slough attracts the moose both as a water source and a source for food and depending on the time of year and how full the slough is then you may find many ducks and geese as this area is in the flyway zone.
The WILDLIFE MANAGEMENT ZONE (WMU) here is WMU 27

ABOUT THE ABITIBI RIVER
The Abitibi River is a river in northeastern Ontario, Canada, which flows northwest from Lake Abitibi to join the Moose River which empties into James Bay.
This river is 540 kilometres long, has a good current and in most places averages fro 8 feet to 12 feet deep and even deeper in some places.
