A GREAT HUNTING PROPERTY
A PRIVATE GET A WAY
OFF THE GRID
A DRIVE TO PROPERTY
156.5 Acres of PRIME HUNTING LAND in beautiful Northeastern Ontario, Canada.
Located within McCart Township which is within the boundary of the TOWN OF IROQUOIS FALLS.
McCart Township is AN ORGANIZED TOWNSHIP.
The property is zoned RURAL.
You can drive to this property on pretty good sand and gravel roads.
The road access is seasonal as the municipality does not plow the roads to the property in winter.
These roads are old timber forest access roads and they are not maintained by the Municipality.
You would be TOTALLY OFF THE GRID here so now is your opportunity to go green.
The property was partially logged about a year ago in the Northwest section of the property to take out some Poplar Trees.
There is a lot of good remaining timber in the southeast section of the property.
Remaining trees include lots of Jack pine so if you want to ever build that “LOG CABIN” you have the right trees to build with.
Other remaining trees include Spruce trees, some Birch trees and some Poplar trees.
There is some gravel and lots of sand throughout most of the property.
So, if you want to create more roads and/or trails throughout the property there is lots of material within your own property.
Wherever you have Jack Pines you know that you have good solid and well drained land.
This also promotes amazing BLUEBERRY CROPS.
Blueberry bushes almost everywhere you look.
The center of the property is the highest point of the property at 310 meters above sea level.
The rest of the property is dry and high at 300 meters above sea level.
The southwest corner is the lowest point of the property at about 290 meters above sea level.
About 85 percent of the property is high and dry land.
About 15 acres in the southwest corner of the property is low and somewhat wet with some small creeks and beaver ponds located there.
This is where the local moose like to hang out in and where they go to calve.
We understand that at one time this property was an old homestead and today you can see the evidence of the old hay fields.
One old field is about 30 plus acres in size and the smaller is about 7 acres in size.
A review of the original patent shows that the property comes with the following rights;
SURFACE RIGHTS COME WITH THE PROPERTY
MINERAL RIGHTS COME WITH THIS PROPERTY
ALL TREE RIGHTS COME WITH THIS PROPERTY
