The area offers an incredible variety of activities for winter enthusiasts.

With some of the best ice fishing in Northern Ontario and over 384 kilometers of well-groomed snowmobile trails as well as cross country skiing, skating and hockey, there's something for everyone to enjoy here.

 

ABOUT THE PROPERTY

There are a total of NINE MINING CLAIMS that make up this property.

The property is a total of 404.90 acres in size.

CROWN LAND surrounds this property on all four sides.

Getting to this property isn’t all that hard.

With just a little bit of brushing and some work you could drive all the way to the property.

A short about 370 meters long (1,220 feet) before it gets to the westerly line of the property.

There are some marshy areas along the creek but for the most part the property is high and dry.

There are many locations to build a hunt camp on.

Cut out some trails and build your tree stands.

The tree growth appears to be between 25 and 30 old and the Poplar trees may be ready to harvest now or soon in the near future.

Should you harvest the wood then get a permit from the MNR to build a road through the Crown Land to this property and then after the wood has been harvested you end up with a decent road access to your property.

Since the Township IS ORGANIZED you will require building permits for any structure over 160 square feet.

As the property does NOT FRONT ON A MUNICIPALLY MAINTAINED ROAD you are limited to build only 1 HUNT CAMP with a base size of no more than 500 square feet.

TREES

Typical trees that are found on this property are mostly Spruce Trees and Poplar Trees.

There appear to be more Poplar Trees than Spruce Trees.

A review of the aerial photography indicates that mature wood may have been harvested around 25 to 30 years ago or even longer.

The Poplar trees may be of an age and height that may allow harvesting.

 

UTILITIES

There are NO UTILITIES at or to this property.

You would be completely OFF THE GRID.

It would not be practical to try and bring electrical power for 20 plus kilometers.

You can draw water from the river of the creek or dig or drill a well.

For sewage you have a choice, dig a hole and erect an outhouse (no permit required for this) or place a composting toilet or create a septic field and system (permit required).

 

RIVER AND CREEK FRONTAGE

The KAMISKOTIA RIVER flows through 3 of the mining claims at the south end of the property.

There is about 726 feet (221 meters) of frontage along the north shore of the river.

There is about 3,474 feet (1,058 meters) of frontage along each side (the north shore and the south shore) of the river.

The river averages about 90 to 100 feet in width as it flows through the property.

The property also has the ENID CREEK flowing north through the three eastern claims of the property.

Just imagine 5,204 feet (1,586 meters) of a beautiful creek flowing though your property.

Enid Creek averages from about 45-65 feet in width as it flows through this property.

 

ACCESS TO THE PROPERTY

There is a small portion of Crown Land between this property and the gravel road to the west.

There is an old access road from years ago that may be grown in a bit, that may require brushing out.

This old road is about 370 meters long (1,220 feet) before it gets to the westerly line of the property.
