ABOUT THE PROPERTY
The entire property has about 2,000 feet of shoreline on the north shore of Larder Lake.
A review of the contour maps shows that most of the property is quite level.
Near the shoreline the property drops about 35-40 feet down to the waterfront.
That height above the water gives you some incredible views of the lake.
The owner has a trail down to the waters edge and constructed a dock approx. 16 foot x 20 foot with gangplank 5 foot by 8 foot.
The current owner cleared a substantial area overlooking the lake and improved the road to the cleared area.
There is a 28 foot fifth wheel Palomino Trailer on the cleared area.
The owner has built a roof over the trailer to protect the trailer from the elements.
Many years ago (about 50 years) there was a tailings pond to the north of this property that burst and overflowed and some of the overflow coursed through the western section of he property and into the lake.
The eastern portion of the property was untouched .
A portion of the northwest section of the property is zoned MM-1
And a small section is zoned EP at the lake in front of the property.
The rest of the property is zoned NR (Natural Resources) and that zoning allows for a hunting or fishing camp and other uses that we have listed.
