REMOTE ACCESS
PRIME MOOSE HUNTING PROPERTY
ORGANIZED TOWNSHIP
PROPERTY RIGHTS
This is your opportunity to experience nature at its best as this property is perfect for viewing wildlife and is home to big game such as moose and black bear.
LOCATION
This property is in Gowan Township just northeast of the City of Timmins in Northeastern Ontario, Canada.
This property is classed by us as a REMOTE ACCESS property as there are NO ROADS leading to the property.
Best way to see this property is by snowmobile in winter by following snowmobile trails and in the non-winter months by using an ARGO on tracks rather than an ATV.
ABOUT THE AREA
The property is east of Highway 655 and North of Highway 101.
This is a huge expanse of land that is NOT EASILY ACCESSIBLE by driving to it.
The area is vastly underpopulated and it has become an excellent hunting ground for big game.
In the past when the Crown lands were harvested the harvest was usually done in the winter as it was easier to make winter roads to get to where the wood was.
After harvesting and when winter was over what usually remained was a pretty decent ATV/ARGO trail that would be used by prospectors and hunters.
ABOUT THE PROPERTY
The property is comprised of 159 acre parcel of land that is about a half mile or 800 meters south of Gowanmarsh lake.
This is classed as a remote access property.
THERE IS NO ROAD LEADING TO THE PROPERTY.
There are some old snowmobile trails that lead to and past this property.
A review of the TOPO MAPS show that The terrain is relatively flat that can be wet and that attracts the big game like the moose as breeding grounds.
There are level areas where you can make trails and build tree stands.
A review of the aerial photography from February 2018 shows that the trees in the Northeast portion of the property would have been harvested either that winter or the previous winter and in the aerial photo in our photo section you can clearly see the winter road/trail that was made.
We believe that winter access would be no big deal but non-winter access would be more difficult.
If you are a hunter…then…that would be a good thing as it would keep competing hunters away from that area.
