ABOUT THE PROPERTY

The property enjoys 200.98 meters (659.38 feet) more or less of frontage along the north side of Copper Road and has a depth of 790.41 meters (2,593.06 feet) on the west line of the property and a depth of 790.57 meters (2,593.73 feet) on the east line of the property .

This is land that used to be farmed and it has been lying fallow for a few years, with much of it grown back into forest or “tag alders”.

There are old fields throughout the property that have started to be grown in with scrub brush.

The old field is about 9.6 ACRES IN SIZE.

With patience and some hard work the scrub brush can be removed and you would have a some nice productive fields.

The property is quite level throughout and reviewing the contour maps and the aerial photos there don’t appear to be any low spots or swampy areas.

A small seasonal creek flows through the property in a northerly direction and the local beavers have created a couple of small beaver ponds that average from ½ to about ¾ acre in size.

Above the pods is a low area of about 6 acres in size and in the wet times of the year this area can get a little marshy.

However, the local moose seem to like this low area and they like to wander around it so if you are a hunter and have patience and the skills then perhaps you may bag yourself some very fine wild meat.

The ponds also attract the geese and ducks so again, if you are a hunter then you can hunt for waterfowl on your own property when in season.

THIS WOULD MAKE A NICE HOBBY FARM FOR SOMEONE.

There are existing farms and farmland across from this property and adjacent to the east side of this property so it is quite feasible to convert most of this 40 acres back into farmland.

We believe that Black River-Matheson (BRM) has the potential to develop farming into becoming a huge contributor to The local economy.

We encourage new, young farmers to take up residence in BRM.

This is good land, it just needs good people to work it.

Their " advantage" in marketing terms is the fact that they are situated in the center of one of the world's most productive gold and base metal mining regions.

The Town of Matheson has pretty much everything you need, banking, restaurants, groceries, hospital, legal office.

If you need more variety then just drive west on Highway 101 and do your major shopping in the City of Timmins.

Matheson is the last stop on road 101 to Quebec, about an hour away, and is also about an hour or less from Timmins.
