LOCATED in Ware Township Northwest of the City of Thunder Bay, Ontario, Canada .

 

ABOUT THE PROPERTY

If you look at the contour maps you will see that the east portion of the property is at about the 450 meter mark above sea level.

The property has a gradual slope upwards to the west for about a half a mile to about 460 meters above sea level.

That is an incline of about 10 meters or about 32.8 feet

Then the property levels out.

There is a small area of about 20 acres that is higher at about 470 meters above sea level (about another 32.8 feet higher)

After the mature trees were harvested there remains various skid trails that are good trails to follow on an ATV in the non-winter months or a SNOWMOBILE in winter.

The large game tends to follow these trails and they would make excellent spots to place tree stands or hunting blinds on.

There are many areas on this large property where you can build on.

Get to know your property for a while and then build where it suits you.

What is interesting is that two of the three properties have all the tree rights and the third property has all the tree rights except for the “Pine Trees” which are reserved to the Crown.

The Pine Tree reservation refers to White Pines and Red Pines and there are none here in this location.

 

THE TREES

The mature trees were harvested over a number of years ranging from the winter of 2010 to the winter of 2017.

Local timber contractors tell us that the usual practice in this area is that trees with a base of under 6 inches are left standing and are not harvested.

The new growth since 2017 is and has come up very nicely and it is attracting the large game.

The new growth is mostly {Poplar Trees and Birch Trees plus some Spruce Trees.

There are at least 3,000 - 4,000 acres of Crown Land that abuts this property to the north.

DO YOU LIKE TO HUNT?

This area is prime deer country and some of the bucks are monstrous.

Many hunters think the next Ontario record buck could be from the lands found within 10 km of Thunder Bay.

Hunting Moose is a popular hunting pastime.

Areas of bush that have been logged are where you will find most moose hunters.  This is because the harvest of a mature forest, and the disturbance that creates, makes room for the leafy deciduous plants that moose love to eat.  When a moose finds these areas, they make them a home base and that is where they hang out,

With a property this size you can experience a true Canadian black bear hunt in Northwestern Ontario.

The black bears in this area of Northwestern Ontario are abundant. Black Bears in Northern Ontario on average weigh approximately 175 pounds but many old dominant males over 300 pounds with a few close to 400 pounds have been harvested.

DO YOU LIKE TO FISH?

There are plenty of places to go fishing in this area.

If you like to fish for Speckle Trout otherwise referred to as Brook Trout then pretty well every creek in the area has them and you can have a field day fishing for the “brookies”.

If you want other game fish the very big DOG LAKE is pretty close and you can fish for walleye, northern pike and yellow perch every day.

In addition to Dog Lake there are at least a dozen lakes within a 15 to 30 minute drive that you can fish on.

 

ABOUT WARE TOWNSHIP

This is an UNORGANIZED TOWNSHIP that is under a Minister’s Zoning Order.

This means that even though this is an unorganized township there is a Ministers Zoning Order that controls zoning and permitted uses through a planning board and in this case that is the Lakehead Planning Board.

ABOUT THE LAKEHEAD PLANNING BOARD

The Lakehead Rural Planning Area is comprised of both organized municipalities and the unorganized geographic townships of Gorham, Ware, and a portion of the Dawson Road Lots located east of the Kaministiquia River.

There is an official plan that covers the unorganized geographic townships of Gorham, Ware and a portion of the Dawson Road Lots. The Lakehead Rural Planning Board administers this official plan and an implementing zoning (previously established as a Minister’s Zoning Order) covering part of the planning area.

 A second residential unit in an existing dwelling or accessory garage to such dwelling, provided that the Health Unit confirms that the individual septic sewage system is capable of supporting two dwelling units. The second residential unit shall not be permitted as an independent, free standing second building.

 

LOCAL ROADS BOARD:

There is a local roads board that maintains the roads within this township.

The portion of Granholm Road that leads to this property is not maintained in winter or plowed so access by vehicle  to this property is in the non-winter months only.

Access in winter would be by snowmobile.
