ABOUT THE PROPERTY
The property has a nice size of 159.5 acres.
It is relatively flat land.
It has about 2,624 feet or 800 meters of frontage on Highway 621.
The Worthington 1 Road is a municipally maintained road that is OPEN YEAR ROUND.
The property fronts on the east side of Highway 621.
An entrance permit would have to be applied to and issued by the MTO (Ministry Of Transportation Ontario).
You would have to place a culvert as the roadway is ditched on both sides.
Electrical power line runs along the east side of the roadway right in front of this property.
It would be easy to bring power into a building location on this property.
Looking at Google Earth aerial photos it appears that the wood on the property is mostly Black Spruce.
Because of the high clay content in the soil, during the rain season it could be wet.. This is very good for attracting wildlife (deer in particular).
Also, as you can see on the map there are many properties that were able to use the grounds as agriculture.
An old aerial photo from about 1985 indicates that a small portion of the front of the property may have ben cleared at some time and has now grown over.
ACCESS TO THE PROPERTY
The property fronts on the east side of a maintained road that is open year round.
This road is called Highway 621.
Highway 621 starts at Highway 11 at the community of Sleeman and goes straight north and well past the property we are selling,

ABOUT THE TREES
Google Earth shows that the property is pretty well covered in trees.
As the contour maps show wetland symbols then the trees would be mostly Black Spruce trees.
Black Spruce takes a long time to grow in wet areas so often times a 60 year old Black Spruce could be only 30-40 feet tall and only 8 to 9 inches across at the base..
Perhaps there are enough trees to possibly harvest .

Across the road from the property is about another 540 acres of Crown Lands.
