WHERE IS SHERATON TOWNSHIP?

Sheraton Township is located about 45 kilometers east of the City of Timmins in beautiful NORTHEASTERN ONTARIO, CANADA.

 

UNORGANIZED TOWNSHIP

Sheraton Township is an UNORGANIZED TOWNSHIP

As the township is unorganized, there is NO OFFICIAL PLAN, NO ZONING, NO ZONING RESTRICTIONS.

NO BUILDING PERMITS ARE REQUIRED

The only permit you would need is to construct a septic field, but, with today’s new technology there are some very efficient composting systems on the market and of course there is the “outhouse” .

No permit required for an outhouse.

 

THE HUNT CABIN

The cabin was started construction in early spring of 2000 and completed around June of 2000.

It is of frame construction and has a metal roof.

There are 2 bunk beds, one Queen on bottom and 3 doubles, with brand new mattresses, rarely used and very clean.

There’s an old kitchen table with 4 chairs.

There’s a newer wood stove hardly or never used.

It was summer so we didn’t need to use it.

The cabin is insulated.

Interior pictures are available but don’t have access to them until one of the owners returns from vacation in the Philippines.

There’s a outhouse and a small new plastic Shed.

 

GATED PROPERTY

The property is gated, and gate is located in the South West corner with entrance on south side, and the Cabin is located in the South East corner of property closest to Sheraton Lake.

 

LOW TAXES

Taxes are cheap, around $120 per year.

 

CLOSE TO SHERATON LAKE

From the easterly line of this property it is 514 meters to the shore of Sheraton Lake.

Only Crown land between the property and Sheraton Lake.

There is a trail from the cabin to the lake, made a small dock and has placed a 14 foot aluminum boat there.

 

ABOUT SHERATON LAKE

Sheraton Lake is a very private lake so plenty of privacy and basically a private lake with limited access.

Rarely anybody ever seen on this lake.

The seller states they have only ever seen 1 person walk in to fish on the North East side.

A review of the MNR Fish-On-Line website shows that the lake has a surface area of about 42.5 Hectares or about 105 acres.

The lake has a maximum depth of about 8 meters or about 26 feet.

Fish found in Sheraton lake are Walleye, Yellow Perch and Northern Pike.

The lake is in Fisheries Management Zone 8.

 

SURROUNDED BY CROWN LANDS

This property is totally surrounded by Crown land.

Crown land to the north, to the south, to the east and to the west.

You have no neighbours.

There are thousands of acres of Crown Lands nearby to explore on.

ABOUT THE TREES

The trees that grew on the property were mainly Spruce Trees and Poplar Trees and some Birch Trees.

The mature timber was harvested in winter of 2019-2020

The new growth is coming up nicely and it is attracting the large game to the property.

There’s plenty of slash/tree limbs that can be used for kindling and lots of logs left behind from harvesting trees for firewood.

From the west, the total driving distance from the City of Timmins to this property is 52.9 kilometers.

From the east, the total driving distance from the Town of Matheson  to this property is 41.5 kilometers.

When you get to the start of the gravel road from the Gibson Lake Road , you can drive your truck right to the property.

ARGO

A 1996 8 wheel ARGO also comes with the property.

The Argo is at the property and the owner states that the last time they used it coming out it kept stalling, so not sure how well it runs.

We think it may be bad gas in the tank.

They had to leave it in the bush because they couldn’t find a trailer to rent to take it with them, so  it’s still sitting in the bush.

Hopefully it is still there as over the winter it is unknown if it was taken, stripped down or what it’s status is at this point.

If it still there then it is included in the sale.

GENERATOR

The generator was purchased new in the summer of 2021 at Canadian Tire and is at the Cabin.

It was only used once.

It’s 3550/4450 W and we have placed an image of the generator in our pictures.

BOAT

There is a used 14’ aluminum boat with paddles and older life jackets, that are also at the Cabin.
